What’s the most confusing part of starting a home search?

I’m a real estate agent in Washington, and I’m trying to make home-buying content that actually answers real questions instead of just posting listings.

From what I’ve seen, the confusing part usually isn’t just finding homes online. It’s knowing how to compare them, what questions to ask, what red flags to look for, how to understand monthly costs, and what happens before writing an offer.

For anyone who has bought, sold, or is currently looking, what part of the home search felt the most confusing?

Was it financing, inspections, offer strategy, HOA details, pricing, competition, closing costs, or just knowing where to start?

I’d appreciate hearing what people actually wish was explained better.
