Hi everyone, looking for some guidance on Khata conversion for an apartment in Bangalore.

I bought a resale flat 6 months back. The building has a valid Occupancy Certificate (OC issued in Feb 2025). However, the previous owner obtained e-Khata in Sep 2025, and it currently shows Form B (B Khata).

From my understanding:

OC is already available

Some owners in the same apartment have already got Form A (A Khata)

But my flat is still showing B Khata.

Also, I noticed:

Builder was not very cooperative during Khata processing

The previous owner had to follow up through contacts to get e-Khata done.

Now I’m wondering if B Khata was issued deliberately or just due to process timing

When I try applying online for B → A conversion, I get:

“Multi-unit property – single plot approval not allowed”

So I’m confused about a few things:

Why would BBMP issue B Khata even after OC is available?

Is this just a timing/system issue, or something specific to the project?

Do I really need to pay full betterment charges (5%+), or can it be lower since OC + regularization already exists?

Is it better to apply individually or push via association?

Would really appreciate insights from anyone who has dealt with this recently. Trying to understand the right path before proceeding.
