Hey everyone,

I’m 31 and wanted a bit of a reality check on how I’m doing financially and what I could improve.

Current situation:
- Salary: $160k (before tax)
- Own a house worth ~$1M with mortgage
- Mortgage: ~$910k (so about ~$90k equity)
- Offset account: ~$25k
- Savings: ~$10k
- Investments: ~$4k (Sharesies)
- KiwiSaver: ~$18k

Repayments are about $2.4k/fortnight. I’m trying to grow the offset gradually (very gradual) and only recently started investing, which is why that’s still low.

How I feel:
- Glad I got into the property market
- But also feel behind seeing others with $20k–50k+ invested

What I’m trying to figure out:

  1. Am I actually doing okay for my age in NZ?
  2. Should I prioritise offset/mortgage vs investing more?
  3. When does it make sense to start building investments more seriously?
  4. Any obvious mistakes or things I should be doing differently?
