Need advice for cheap rent apt
Hi, I am looking for apt in nyc And I need your advice.
I got a message from a broker (he is a colleague of another broker who helped my partner getting apt last year.)
He sent me an amazingly cheap unit and requested 25%of annual rent for broker fee. It’s a rent stabilized building.
Unfortunately, I am on vacation now, so my partner visit there in person instead of me. And I saw video. It looks great.
I thought it was a good deal, but I founded there were many of bad reports in the building over 5 years. Broker said there were fake reviews from one insane tenant, and he moved out. I didn’t know when the bad tenant moved out, in fact, the bad report was stopped since last winter. And other current tenant said there’s nothing problem.
I am very confused. I know it’s a good price below average market. And I am willing to pay high broker fee. But I’m not sure. Am I too overthinking?
