Help us decide if purchasing a lot in Mabalacat is a good move

Hi! Anyone here staying or owns a lot inf Mabalacat Pampanga?

We came from Manila but we are residing in Pampanga for almost a year now (we are renting an apartment) and we reserved a lot in Bical Mabalacat Pampanga. The lot is under construction but as of now, the only source of water is using a poso or jetmatic pump. Sa harapan marami ng bahay and this is near Magalang road.

I'm hoping anyone can let me know if it was a wise decision to proceed? 5800 per sqm, 15 minutes to SM Clark. Is it wise to erect your own residential in that place? We are going all in sa lupa and tbh Im not sure after this if we can do our preferred business (design and build)

Im hoping somebody can chime in and let me know if maybe in 10 years it is a wise decision to invest in this lot and tumira na sa Mabalacat in terms of pagtaas ng market value and of course business development in the area.

Advice on what lot to choose

Hi peeps in phinvest. I and my fiance decided to finally invest, specifically a lot investment to secure our future. Unfortunately, there are too many options and each options has pros and cons so I will list it down and what our plans were for the said lot.. please help us, as we don't know a lot of people who could actually give an advice in terms of land ownership. We can only choose one and our main priority is for residential (lilipatan namin and to settle down) but we can also adjust depending on the lot's zonal value and opportunities.

A. 200 sqm lot in Sindol, San Felipe, Zambales (3500 per sqm) (RR)

FOR THIS SITE WE ARE PLANNING TO ERECT A REST HOUSE/HOUSE TO SETTLE IN

\+ Cheaper than most, and labor + materials are the cheapest among the options

\+ Near coastal area but not too near to pose risk, no history of flooding

\+ Currently being developed as R3. 5 minutes away from resorts

\+ Free electricity meter, internet (converge) already in the area

\+ Clean title, no hidden fees, clean transfer of title

\+ Fast development in the area, in 10 years, this will be highly developed (I think)

\+ Just 2 minutes to city proper via car (San Felipe)

\+ Fiance LOVES the sea

\- Water needs jetmatic pump or poso, as is most of Sindol for now

\- ROW inside the lots are still gravel road and will only be developed once turned over to the brgy. Main road however is already concrete and completed

\- Far from Manila or even Pampanga

\- Not sure if our parents are ok with moving to the province to settle down

\- Lacks business opportunities in the early stages

B. 224 sqm lot in Sindol, San Felipe (7000 per sqm) (RR)

FOR THIS SITE WE CAN ACTUALLY DO AN AIRBNB SINCE IT'S NEAREST TO THE BEACH BUT NOT TOO NEAR THAT FLOOD IS A HAZARD. We can also settle here just in case

\+ Behind is a small cliff that may also be a potential buy for the view

\+ Actively being developed by the client's team and currently being mapped for the ROW

\+ Clean title as well

\+ Near coastal area as mentioned above and a really good airbnb business opp.

\+ Has internet (converge) and electric meter/line already

\+ 4 minutes to city proper (San Felipe)

\+ FIANCE LOVES THE SEA

\- We are estimating about 3-4 years BEFORE we can actually start with construction as they are building the ROW

\- Actually expensive than the zonal area value (RR as of 2026 is 1500)

\- Water needs jetmatic like the others in Sindol

\- Title transfer is about 81k Php

C. 216 sqm lot in Mabalacat Pampanga (5800 per sqm) (RR)

POSSIBLE RESIDENTIAL SITE

\+ 10 minutes away from SM Clark

\+ Water, electricity and internet already present in the area

\+ Actively being developed, ROW being cemented for phase 1+2 and phase 3 is next which is the site

\+ Big community, with possible business investments (I am thinking of building a gym or cafe inside the community)

\+ Near city proper as well

\+ Clean and free transfer of title

\+ I am familiar with Pampanga as I am almost a year living here now

\+ Our parents would probably prefer this due to the close proximity of the mall

\- Labor and materials are much more expensive (possible 2.5-3x than Zambales)

\- This will be the most expensive if ever we push through + with the construction of the house

\- ROW will probably take about 1-2 years to be completed

I just want to know what your thoughts are and if you have these 3 options, what would you choose and why?
