One year on and we failed to exchange and complete today
Just so frustrating and need a rant.
We viewed the property exactly a year ago today, have been proactive with the mortgage, surveys etc. it feels like everything that could have gone wrong has.
Our rough timeline so far:
- We didn’t get a contract pack from them till 3 and a half months in. Land registry issues I was told. Wasn’t an issue at the time as we still had 5 months on our rental.
- Enquiries started in September and sellers solicitor was made aware about the need for a DoV right at the start. Didn’t get the ball rolling till January and didn’t receive it the DoV till the end of March.
- Mortgage expired in January and the new one with the same lender down-valued the property by £10k. Had to renegotiate to meet in the middle.
- We were abroad for three weeks at the start of April, which the sellers was aware about since August of last year. Enquiries finished last week of March, solicitor did not manage to get the paperwork ready for us to sign before we went abroad.
- Day after we came back, did a pre exchange viewing and signed the documents the following week. Solicitor requests we submit the LISA withdrawal link. Why wasn’t this done during the 3 weeks we were away?
- Solicitor did not receive the email withdrawal form from the LISA provider. Cue 4 day delay while we chased the provider.
- Sellers did not inform us till Wednesday last week that their HTB valuation expires today. Estate agent states this was communicated multiple times to our solicitor. Our solicitor says they found out the same time as us.
- Multiple calls to the LISA provider which managed to get us the funds on Thursday afternoon.
- Asked solicitor Friday afternoon if we were all on track to complete Monday, which I was told multiple times yes. Come Monday, ‘we’re doing final checks’ which lasted till 3pm.
Top of chain (us - seller - top of chain) stated too late in the day to exchange and complete now, and a new HTB valuation is needed by the sellers.
Incompetent fucks, the whole lot… from the solicitors, the sellers solicitors to the estate agent. Has anyone had worse luck than we have?
The valuation is booked in for tomorrow, anyone knows how long this would be?
