My northen california home when i bought it a few years back was quoted for more ”replacement costs” than the asking price of the home, so I bought it by thinking that it couldn’t be replaced with the same amount of money plus you need to pay $80k pad fees connecting sewers plus permits plus plot fees etc.
I was right and it was one of the best timing to buy in my years of history in real estate purchase.
Today, this scenario happens again.
I quoted my landlord policy and the replacement costs without “extended costs for permitting etc” are higher or equal to the resale value of the home.
I think the current market is again a depressed market and shall be bought in if you are a buyer here.
And i’d recommend buyers to buy now to catch the depressed sales market.
