Cost of living in Kigali in 2026: a real monthly breakdown (rent, food, transport)

People ask this almost every week, so here's an honest, current breakdown of what it actually costs to live in Kigali in 2026. All prices are in RWF with rough USD equivalents at about 1,400 RWF to $1. Costs swing a lot by neighborhood and lifestyle, so I've given ranges. Locals and long-term residents, please correct anything that looks off and I'll keep this updated.

Rent (monthly)

  • 1-bedroom, outside the centre: 250,000 to 500,000 RWF (~$180 to $360)
  • 1-bedroom, city centre: 400,000 to 650,000 RWF (~$285 to $465)
  • 3-bedroom, low-market areas (Kanombe, Remera, Kimironko): 500,000 to 700,000 RWF (~$360 to $500)
  • 3-bedroom, mid-market areas (Kibagabaga, Kicukiro, Gacuriro): 700,000 to 1,000,000 RWF (~$500 to $715)
  • 3-bedroom, premium areas (Nyarutarama, Kimihurura, Kagugu): 1,500,000 to 7,000,000+ RWF (~$1,070 to $5,000+)

Note: upscale and furnished places are very often quoted and paid in USD, and landlords may ask for several months up front.

Utilities and connectivity (monthly)

  • Basic utilities (electricity, water, garbage) for an apartment: ~150,000 RWF (~$107)
  • Home internet, fiber 50 Mbps and up: 25,000 to 60,000 RWF (~$18 to $29), CanalBox and MTN being the common providers
  • Mobile data: prepaid, roughly 800 to 1,300 RWF per 1GB. A 10GB monthly bundle runs about 12,000 to 15,000 RWF (~$9 to $11)

Electricity is prepaid (Cash Power) and mobile is prepaid too, so you top up both as you go.

Food

  • Groceries for one person: 100,000 to 200,000 RWF (~$70 to $145)
  • Groceries for a family of four: 200,000 to 400,000 RWF (~$145 to $285)
  • Eating out: varies widely by venue, but usually around 30,000 to 60,000 RWF per person for a proper meal out
  • Cappuccino at a cafe: 2,500 to 4,000 RWF (~$1.80 to $2.85)

Imported and Western products cost noticeably more than local produce, which is cheap and excellent.

Transport

  • Bus (tap card), one way: ~500 RWF (~$0.36)
  • Moto taxi, very short trip (under 1km): 500 to 1,500 RWF($0.36 - $1)
  • Moto taxi, short trip (1 to 3km): 1,500 to 2,500 RWF($1 - $1.8)
  • Moto taxi across town (6 to 10km): 3,500 to 6,000 RWF($2.5 - $4.3)
  • Car taxi / ride-hailing across town: from ~7,000 RWF($5), roughly 1,500 RWF($1) per km

Moto is the cheapest fast option and how most people get around. Move and Yego are the main ride-hailing apps for both motos and cars.

Rough monthly totals for one person

  • Budget (shared or low-market housing, local food, moto and bus): ~500,000 to 700,000 RWF (~$360 to $500)
  • Comfortable (1-bedroom outside centre, mix of cooking and eating out): ~1,000,000 to 1,500,000 RWF (~$715 to $1,070)
  • Expat or upscale (nice place in a premium area, eating out often, frequent rides): ~2,000,000 to 2,500,000 RWF (~$1,430 to $1,790)

Things that surprise newcomers

  • Rent is the big variable. Everything else is relatively affordable.
  • Plastic bags are banned, so bring reusable ones.
  • Mobile money (MTN MoMo, Airtel Money) is accepted almost everywhere, even by tiny vendors.
  • Umuganda (community cleanup, last Saturday morning of the month) closes a lot of shops, so plan around it.

Furnished 1BR in Kimironko/Remera — what’s a fair monthly rent?

Hello everyone

I’m looking to rent a furnished 1-bedroom apartment or house around Kimironko or Remera.

For those familiar with the area, what would be a reasonable monthly rent in RWF to expect for a decent furnished place?

I’d ideally prefer to deal directly with the landlord/owner rather than an agent or broker, so if you know of any available places or landlords, I’d really appreciate a recommendation.

Also, what amenities are typically included at this price point?

If you have recently rented in Kimironko or Remera, I’d also appreciate any advice on what I should watch out for when viewing or negotiating.
