Every time I get a notification, I get my hopes high, until I see it was another 1.5k€ flat with a 4x price tag for no reason.

The number of immigrants more than doubled between 2021 and 2025, contributing to population growth. As of December 31 of last year, there were 1,597,539 foreigners living in Portugal

Portugal’s resident population reached 11,424,031 in 2025, the highest number on record. According to data from the National Institute of Statistics (INE) released this Monday, the number of residents has increased substantially in recent years, with an increase of more than 800,000 people since 2021 alone. This growth was due to the arrival of foreigners, whose numbers more than doubled during this period.

According to the INE, there are now 1,597,539 immigrants, representing 14% of the total population. In 2022, 2023, and 2024, “there were exceptionally high migration flows,” resulting in population increases of more than 330,000, 274,000, and 182,000 people, respectively.

Two years ago we were able to score a mortgage at 2.9% for 20 years. What is the current interest rate climate? Is there a Portuguese-like Bankrate.com that gives us transparency to the mortgage market?
