My 125k rental lease is coming for a renewal. Need help finding good apartment areas

I have a 2BD + Maid apartment near Meydan area. I live with my girlfriend. My yearly lease is about to be renewed in August.

We're looking to move away from here and 125k AED + 7k AED deposit (which I don't think we'll get back) feels expensive now because of budget issues.

I don't think I'll be able to negotiate the rent with the owner (it's a company)

It'd be really nice if I could get a 2BD + Maid apartment again.

I don't want to move to Sharjah. I work from home and I prefer Dubai.

My questions

- Do you think the apartment rents are going to go down during summers? Would I be able to find a similar apartment around 70k-90k? I'm willing to compromise on the maids room if it's even lesser

- I have been living in Dubai for over 2yrs now but since I WFH I don't go out much. What are some other affordable areas?

My girlfriend and I likes to go out every weekend to Dubai mall for movies/shopping. We like to go for a walk at night etc.

Owner asking for first payment via bank transfer

Hey fellow Dubaiers

currently trying to rent an apartment and the owner is asking me to pay the first cheque via bank transfer before everything is finalized , I have to have 4 cheques

How safe is this usually in Dubai? Should I insist on signing the contract and getting keys first before transferring anything? Or what’s the proper/safest process I should aim for here? Agent told me that they will not deduct first cheque and keep it as guarantee

I've signed Ejari and waiting owners contract , visited apartment with agent , seems legit but how to make sure owner , agent are both legit ?

About to sign a lease on 2 bd for 120k

Hey everyone. We have recently moved from Canada and about to sign a lease on a 2 bedroom in JVC for 120k/ year.

We have been living in a cheap Airbnb and in no rush. We found a place to lease for one year at 120k (price down from 130k).

Is this worth it. Should we wait more since we are in no rush. With summer approaching do we think the prices will reduce further?

Currently landlord is firm on 120k

Homeless and spending nights around Mamzar

I never thought I’d reach a point where I’d have to write something like this, but I honestly don’t know what else to do anymore.
The last 5 months of my life here in the UAE have been unbelievably hard.
It all started back in December 2025 when I lost my sales job unexpectedly. At first, I thought I could recover quickly, but things just kept getting worse. I eventually got kicked out of my apartment because I could no longer keep up with rent payments.
A friend stepped in and helped me survive these past few months by giving me food and a place to stay. During that time, another corporate friend offered me a job in her newly opened company, which gave me hope again. The problem is, the position only starts this June, and I still need to survive until then.
Recently, the friend who had been helping me also asked me to leave his place. I don’t blame him, but now I’m completely homeless. I have no belongings left with me, nowhere to go, and I’ve been spending nights around Mamzar Beach just trying to get through each day.
I have no family here and no one else I can really turn to anymore.
This is honestly painful and embarrassing for me to post, but I’m desperately hoping someone might be willing to help me get through the next few weeks — even just a small loan for food, basic needs, or temporary shelter. Once I receive my first salary by the end of June or early July, I will do everything I can to pay it back.
I know times are hard for everyone, and even just sharing advice, opportunities, or kind words would mean a lot to me right now.
