Real Estate Dilemma: E-City RTM 2BHK (1.25Cr) vs Whitefield UC 3BHK (2.5Cr)?
I(M28) need some serious financial and real estate perspective from folks who know the Bangalore market. I am originally from Nagpur, currently living and working in Bangalore. My net monthly take-home salary is ₹2.25 Lakhs. I am the sole earner, my wife is a homemaker. I work near Kadubeesanahalli, Bellandur area, and I don't plan to switch for the next 2-3 years.
Current Liability: I have a plot in Nagpur near Samruddhi Mahamarg (bought at ₹50L, current valuation around ₹80L). I am paying an EMI of ₹80,000/month on this for the next 2.5 years.
We want to buy an apartment in Bangalore, and the timeline dynamics between our two choices have made the decision incredibly complex:
- Option 1 (Electronic City Phase 1): Keya Homes Lake Terrace. A 2BHK (1188 sq ft) costing roughly ₹1.25 Cr. This is Ready to Move In. Full EMI (~₹86k) starts immediately, but we save on our current Bangalore house rent right away. It’s a smaller space, but it keeps our Nagpur asset intact.
- Option 2 (Whitefield / Chandapura Main Road area): VRise The Loft 3BHK (1917 sq ft) costing ₹2.25 Cr. This is Under Construction (3-year timeline). Full EMI (~₹1.7L+) only kicks in after 3 years, meaning we only pay Pre-EMI/rent during construction. This gives us 2.5 years to clear the Nagpur loan comfortably before the massive EMI hits. It fits our space preference perfectly, but the long-term liability is huge.
My Questions for the Community:
- Is the 3-year buffer on Option 2 an illusion? On paper, it looks perfect: the 3-year construction window aligns with finishing my 2.5-year Nagpur loan. But if the builder delays possession by even a year, I face a terrifying overlap of a ₹1.7L+ EMI and Bangalore rent on a single income. Has anyone been caught in this under-construction trap?
- Is it smarter to compromise and go RTM? Buy the 1.25Cr E-City 2BHK, bite the bullet on a tight 2.5 years where my combined EMIs (Nagpur 80k + E-City 86k = ₹1.66L) will consume most of my 2.25L take-home, but end up with zero rent and a safe asset?
- Are there alternative RTM or near-possession 3BHK options in and around Whitefeild & ECity within a ₹1.5 - 1.7 Cr buffer that wouldn't require me to gamble on a 3-year construction timeline?
