Feedback requested: ~600 sqft Primary Suite & Mudroom Addition

Info:

  • Early planning for a potential addition to our existing 3 bed, 2 bath home (~1,300 sqft).
  • The bedroom currently used as a playroom also has the laundry in a closet and a bathroom with a shower. (It was originally a one-car garage converted before we bought the house).
  • Drawing is roughly to scale. All doors are drawn 3' wide for planning. Purple spaces are accurate minimum sizes for components; walls aren't super precise yet.
  • Addition area is roughly 600 sqft.
  • Color Code: Green = existing floorplan, Purple = space planning, Light Green = overall area calculation.

Objectives:

  • Add new primary suite with bedroom, closet, and bathroom.
  • Create a more functional laundry space and a mudroom with an entry from the driveway.
  • Keep a powder room for guest use.
  • Make the space functional for aging in place (not strict ADA, but practical).
  • Keep the addition small and the exterior form simple to manage costs.

Current Concerns / Looking for feedback on:

  • The long hallway through the suite: I like not having to walk through the bedroom to get to the closet or bathroom so I can get ready without waking up my wife. Having the bedroom at the end also gives lots of options for windows and furniture. I'm considering bookshelves along the hallway and windows on the south wall to make it feel like its own space rather than an endless hallway. Thoughts?
  • Hallway windows: Should I use privacy film or high/clerestory windows? I want to be able to walk through the suite in various states of dress without worrying about being seen from the patio.
  • Are there any better layout options or blind spots I'm missing?
