Vendor wouldn’t let us view their property
FTB with my partner. We are looking in SE England.
In April, we went to an agent who let us know about this property coming onto the market listed for OIEO £475k. I spoke with the agent about going to see it, our max being £450k due to LISA and we had a viewing scheduled. This was then cancelled as the vendor was, understandably, not going to entertain a low offer when she had just launched.
The property has been on for a month now, I have checked previous listings and there have been no changes to the property in the 15 years the vendor has owned the property. It seems she has priced at this level as other houses on the street that are bigger or have had a renovation and are south facing have gone for this amount. I have researched the value of the property through a few different metrics and it’s definitely overpriced by about £25k.
When having a chat with the agent about another property, I queried whether the vendor had reconsidered letting us view the property and the agent said they would be meeting with the vendor this week and would discuss this with her. I stressed we are FTB, no chain, motivated to proceed and have a MIP in place. The agent basically said this would be a big cut for their vendor to take but they said they would call me later in the week to let me know.
I am going to call tomorrow to see if they have had an update and if we can view it at the weekend. I appreciate I may be barking up the wrong tree here but would appreciate any guidance on how best we can manage this and make our low offer more appealing.
