Milldale small detached home and watertightness

We are looking at selling our smallish Birkdale 1960's weatherboard and tile home on full section due needing wall insulation/replace gib, new kitchen and the garden is getting too much. Have never had any water tightness issues.

We looked at Milldale - several around $1.1 in our budget but have questions.

No eaves at all in front with what looks like horizontal or vertical bevelback cladding. Narrow eaves elsewhere. Some partially concealed guttering front and back. Wood deck at back flush up against exterior cladding (wondering how water drains off).

What are we looking at replacing/fixing re watertightness in the future? Would homes like this be basically sound ?

Australian nursing, autonomy and authority

Why are some nurses so attached to authority and control freaks ? Why do some of you need to overdo this ? Is it a job benefit perhaps.

It's so back in the 1950's - where are collaboration and people skills?

Another shift of being 'ordered' to do the most basic and obvious tasks. Yet another instance of be treated like I am insubordinate because I came up with something new /different. Seems I am only a bedside nurse and am the 'wrong person' for that kind of thinking. I have 25 years experience.

Nil creative or broader thinking allowed.

Not to mention does my permitted autonomy level even match my RN pract certificate requirements - at times it doesn't.

Has anyone else just walked away from this poor excuse for a 'profession' ? I am resigning and leaving nursing

Advice for 64F planning retirement

Am currently working in Australia (single 64 F) for last 6 years and hoping to return to NZ later this year or 2027. Have enough years in NZ to qualify for NZ Super and am aware I need to have been resident in NZ for 6 months of the previous 12 months when applying.

My situation is : KS $360 Balanced fund, Super AUD $270 Balanced fund, Cash AUD $160 in higher interest savings accounts and am receiving approx NZD$ 200 inheritance later this year. Earn AUD $120-130 wage but job is reasonably physical and quite stressful (am not sure I can handle another 2 years of the physicality, politics and bulls*it). I also have a couple of chronic diseases which are starting to make FT work difficult. However when I move home am happy to work PT in another field doing something easier on my body.

Have average freehold 3 bed home on full section in Auckland currently rented but could do with some more renovation.(Kitchen and redo short driveway with improved drainage by adding a couple of drains and add partial concrete/ permeable drainage situation as dra inage has become a slight issue in the winter since Gabrielle). Current value since drop around $960- $1m.

My plan is to downsize to a detached small single level 1 or 2 bed home on small flat section with no stairs, no body corp, internal access garage and resonably safe suburb. Am aiming to future proof for old age as trying not to move again. But sadly can't find much in my price range in Auckland. There are options in regional areas and Christchurch but have only got family in Auckland and would prefer to be near them as I age.

Have been somewhat risk averse with changing KS from Growth to Balanced too early (55) and also by not having money invested anywhere else and feel I have disadvanced myself by not setting up more income streams eg dividends. Have had index funds in the past but sold to buy my house. On the plus side I am pretty frugal.

Am planning to transfer my AUD savings to NZ this week to take advantage of the exchange rate.

Also can anyone recommend a decent cash fund for the inheritance $200 and AUD$160. If the markets tank and take a while to recover I am thinking will need the cash to supplement super and ride it out.

Have an aversion to paying financial planners but very happily take lots of tax advice from my accountant
