Our Solicitor (Buyer) pushing for attic conversion planning

Went Sale Agreed in West of Ireland mid April. 3bdr semi-d with converted attic used as office and storage. Sale Agreed at reasonable (by today's standards) price and eager not to lose out.

Structural engineer noted 3 bedroom does not have fire safe window therefore can not be considered a 4th bedroom. Absolutely fine and as expected. Noted the attic conversion was in good nick and well completed.

Solicitor (via engineers report and valuers report) has taken issue with the attic and sent documents directly to vendors solicitor asking for 1) retrospective planning 2) engineering sign-off or 3) discount to price. None of which was confirmed with me first.

Vendors solicitor replied saying property is sold 'as is' and not willing to proceed with any of 3 options above.

My solicitor now advising that without planning and/or fire certificate our bank will not lend and we should consider pulling out of sale.

Questions at FTB.

How do other buyers handle this?

Is buyers solicitor being too picky?

Is vendors solicitor being unreasonable?

Why does an attic conversion need planning or fire certs if no intended use as bedroom?
