We just got our home inspection back and we have our WDO coming up soon. There are 12 items that the inspector noted need to be repaired. There is a few we feel that the seller should replace.

They are:
The door going from a room off the bedroom has a door going into the back screened patio that has glass that is not impact resistant (we are buying a home in FL and this affects our wind mitigation inspection). The rest of the outside doors and windows have clips for hurricane shields. We feel that either a solid door or the shield should be provided for this door. This can affect our homeowners insurance rate if we do not do this.

The garbage disposal doesn’t work.

The water heater is 21 years old and passed its typical lifespan.

The external heat pump/condenser has a max load of 30 amps for the breaker, but a 35 amp breaker was installed.

There is also a few other minor things as well.

Our biggest concern is the seller was already a little difficult when we put our offer in initially. The seller tried to increase the price back to the previous list price because she didn’t like our offer. She already offered to replace the water heater if it was recommend that it be replaced. But we feel like she is going to refuse to fix anything else. The breaker and door are concerns for us.

Would you walk if the seller refuses to fix things that you feel as the buyer should be fixed?
