Granting use of annex to family friend
Hi,
I live in England. I have a small, mostly self-contained annex (a small studio flat) above my detached garage. The previous owner told me that planning permission for this annex was granted on the basis that 'it not be used as a seperate dwelling.'
A distant acquaintance, a friend of a family friend, is looking for basic accommodation in the area for an extended period. I'd like to let them stay in my annex. I don't plan to charge them any sort of rent, but I'd like they to contribute towards utilities (which aren't seperately metered).
The issue is that I don't want to incur any liabilities or obligations as a landlord or owner by granting them residence. I also don't want them to acquire any rights as an informal, long-term resident.
I'd appreciate it if anyone could explain whether this is possible and how I could limit my obligations and liabilities. I want to help this acquaintance, but I also don't want to massively complicate my life or find that I can't get rid of them if they become a nuisance.
