What’s a good starter credit card after paying off a collection to rebuild credit?

Hi everyone,
I'm working on a pay for delete for a $4k collection, which is currently holding my FICO score down at 531.
If they agree and remove it, is it realistic to expect my score to jump into the 600s? Also, what starter or secured cards would you recommend to start rebuilding once it's gone?

Feeling depressed and need advice .. wanting a better future

Hi everyone. I’m just feeling so drained lately. I've been living in this townhouse for 20 years renting on public housing, and honestly, I feel like this chapter is coming to an end. My rent is super low—only $279 a month—which is the only reason I've been able to tuck some money away into an emergency fund.

Even with the cheap rent, I feel like I've completely outgrown this place and that I'm just not growing as a person anymore. I want a place of my own, but if I'm being honest, I'm terrified and so uncertain about the future. Part of me wonders if I should just suck it up, keep taking advantage of the low rent to build up more cash, or if it's finally time to move on.

My plan is to try and purchase a single-family home as a first-time home buyer, looking in the $150,000–$350,000 range. Is this even a good investment? And if so, would doing a 3% down payment or waiting to do 20% be better?
I was thinking about looking into Texas, but I really don't know what it's like out there. I live in California right now, but at this point, I'm open to suggestions in any of the other 49 states.

The hardest part is my credit—it’s sitting at 531 right now because of a collection from being unwise in the past, though I'm trying hard to fix it.
What are your thoughts? Should I stay and save, or is it time to take the leap? I could really use some guidance.
