I’m on a 4.45 minus 0.60 on top with a variable mortgage that comes up for renewal next year.

I have enough equity to access roughly 120-150k - we had some unexpected debts for medical expenses this winter that piled up and it’s going to be hard to clear them without a lump payment so we’re thinking of accessing the equity and paying off the expenses plus using some of it to repair some stuff around the house (roof/electric panels/ )

I guess before I even go to the bank and submit an app - what does everyone think in terms of timing? is This a good time generally to refinance and what should the target number be ?

home is worth a minimum of 1.2m

remaining mortgage is 695k
