I have a tenancy that ends on the 31st August. We have verbally agreed with the tenants that they'll leave upon the end of the tenancy, however, my understanding is that there is now a mechanism to do this properly legally.

What's the right way to do it? Is it to ask them to sign a Deed of Surrender?
