Unknown Green Patches of Grass/Weed Identification

I'm located in MN 5a. I renovated my lawn last year with Blue Resilience.

In the past week and half, I have these lighter patches of grass popping up all of a sudden. These patches are near where my neighbors yard is. There is a large oak tree to the south of this area, so its probably partial shade throughout the day. Its been raining a decent amount in September and I water this area if it needs it. Standard fall fertilizer program.

The grass around these patches is pretty well rooted, but these patches pull up a lot easier.

Anyways, I need some help with identification please.
