Service charges when mortgaging a flat

Hi everyone,

I’ve seen a flat i really like. It’s 135K, the service charge is £2150 and ground rent is £250.

The service charge for many places I’ve seen is closer to £1500, but they’re rubbish compared to this place. I worry that a lender will refuse me if this fee is too high. There’s also the worry it could increase, how would that affect me as well? Is this something a mortgage broker can help with? Could they find a lender who is ok with this? I don’t want to make an offer, pay for checks etc. just to find out it’s not mortgageable.

I will be putting up a 40% deposit which I hope would help the situation, but I’d like to hear from anyone who has more knowledge about this.

Flat size worries.

I’ve seen a lovely small flat to buy that is 27.6 square metres.

It has a very long lease which is great, but will I struggle to remortgage and sell in future based on the size?

This is in England by the way.

Hi guys, another lease length question.

I'm a first time buyer looking to get a flat. I've seen an amazing flat for a great price but the lease is 88 years.

I'm still learning about flat ownership and I understand that you have regular fixed rate mortgage terms of 2-5 years yes? My question is, will these terms become less affordable over the years as my lease shortens?
