I moved into a place in Ballsbridge last year - It’s a 2 Bed (both ensuite) apartment, well kept with nice amenities and all the rest.

The rent is had now gone up to €1,300 per month for the room however, since my job is no longer in the city centre, I’ll likely be looking to move out in the near future as I’ll be able to commute from home and I can’t justify the cost when I have other options.

My housemate is thinking of moving to abroad later in the year however as the tenancy is ongoing since 2024, we’d need to give about 8 weeks notice if we were to end it.

My question is - should I try and arrange a lease transfer and move out over the summer or wait until September and end the tenancy outright by giving the landlord notice to quit?

Would it be very hard to find a tenant to take over a room in a 2 bed (sharing with just one other) at €1,300 per month? Or easier to just leave a month or two later and get the deposit back from the letting agent?
