Need advice on choice of tenant

We have a townhouse for rent. Currently narrow down to 2 possible candidates. Rent is $2000 for the home.

(a) a single lady with excellent credit. full time working, income around $80k with one cat. Only met over zoom as she has not relocated here yet and is in the process of looking for housing. Not sure what it would be like when meeting in person.

(b) a young couple in mid-20s, wife with good credit ~660, husband at -630, he is honest of the mishap of credit at his early 20s. no kid, combined income $150k, both full time working, with one large dog Heeler 40lbs and one cat.

Any advice on how to make a choice? The couple in (b) looked lovely when meeting in person and seems really decent. Dog is said to be house trained and potty trained, anything else I may need to require them to show if I do want to go with (b)? Thanks for your insights!

Update: thank you all for the almost unanimous vote on (a), If I proceed the process with her, what other supporting documents I may require her to provide regarding the cat: proof of vaccination, and anything else that I may be missing here? Thanks! 😊

question about visa application to germany

We are in U.S, my husband plans to land in Germany, stay 4 days and move onto Hungary for 3 days, and leave for China to visit family , and then return to US afterwards. We are planning the visa application materials. It's been too much hassel so far to book refundable tickets from Hungary -China- US, would it be okay if we just book a refundable ticket from Hungary to US, and not showing anything about going back to china in the application?

Will rental car reservation + international driving permit sufficient for travel plan

Family trip, will flight ticket+ hotel booking+ rental car reservation cover entire trip + US driver license + international driving permit good for application? Applying in Germany, planning to go to Austra, Hungary and Czech. Train tickets btw cities are too much hassle as of now to book(had issues with DB site it responding to reservation request) Thanks a lot for your help!

We are in US and my parents are elders (75yo) with US green card, I am a US citizen. We are planning to visit Germany, Austria and Hungary in the summer, and my parents have Schengen visa appointments at Atlanta. They don’t speak English nor German, will I be allowed to accompany them to the interview and translate for them? I have tried to email the embassy but have not heard back from them yet. Appreciate any thoughts!
