University asking me to repeat a semester due to an administrative mistake. What are my options?

I'm studying for an MBA at a private university (EKA Augskola) in Latvia. Due to what appears to be an administrative mistake, one required course (Design Thinking) was never added to my schedule, so I never had the opportunity to take it. I repeatedly contacted the university to clarify my remaining subjects, but the issue was never resolved.

Now the university wants me to repeat another semester, even though I'm willing to take the missed course, my remaining failed course (which is just one), and complete my thesis in the current semester.

As per their rule I can only have 1 subject along with Thesis, due to administrative mistake now I landed up with 2 subjects needed to be passed + Thesis!

Has anyone dealt with a similar situation? Can a university require an extra semester when the delay resulted from its own scheduling/administrative error? What options do I have in Latvia if they refuse?

Landlord accepted August rent, then terminated our fixed-term lease and is withholding €1,200 (Latvia/LV)

Hi everyone,

I'm an international student in Riga seeking advice.

My flatmates and I have a fixed-term lease until May 2027. We paid a €1,200 security deposit€1,200 prepaid last month's rent, and all monthly rent on time.

On 3 August, our August rent was accepted. Later that same day, we received a termination notice requiring us to leave by 31 August.

We've repeatedly asked for our €1,200 prepaid last month's rent back because we urgently need it to secure another apartment. The property manager has repeatedly said they're discussing it with the owner, promised repayment would start on 17 August, but that date has passed and we've still received nothing. She even mentioned owner is trying to arrange the funds indicating the owner don't have funds at the moment which makes me worry since she has to return 2400Eur to us (last month rent + Security deposit)! Which is totally alarming for me.

An NGO (RigaVibes/OISW) initiated tried calling the property manager and had talks, but since then there has been no progress.

My questions:

  • Is this legal under Latvian law?
  • Can they keep the prepaid last month's rent after terminating the lease?
  • What would you do next?
  • Can anyone recommend a good English-speaking tenancy lawyer in Riga?
  • Any LegalAid from the government of Latvia?

Our rental experience in Riga has been quite disappointing. Not sure what to do next.

Hi everyone,

I just wanted to share our experience and hear what others think.

My roommates and I are foreign students renting in Riga. We signed a fixed-term contract, paid the security deposit, first month's rent and even the prepaid last month's rent. We always paid on time and tried to be good tenants.

During the tenancy we reported a few issues in the apartment (washing machine, broken entrance handle, no doorbell, etc.), but nothing major.

A few days ago, after accepting our August rent, the landlord's representative informed us that the tenancy is being terminated due to the owner's circumstances and asked us to vacate by 31 August. We received the notice on 3 August, leaving us with less than a month to find another place.

As foreigners, this has been extremely stressful. Finding a new apartment in such a short time isn't easy, and we've already tied up a significant amount of money in deposits and advance rent.

Has anyone else in Riga experienced something similar? Is this common here? How did you deal with it, and is there anything you wish you had done differently?

I'd really appreciate hearing your experiences or any advice.

I'm a foreigner renting an apartment in Riga.

On 3 August, my landlord's representative informed us that we must vacate the apartment by 31 August due to the owner's circumstances. We have always paid rent on time and haven't breached the agreement.

Is this legal under Latvian rental law? Has anyone experienced something similar in Riga?
