Has anyone used a realtor or broker to find an apartment? I'd appreciate recommendations and any info on cost. Thanks!

I'm moving to the Dayton area from out of state and apartment hunting. I've always preferred older or more historic buildings. Most of my previous apartments have been built between the 1920s-1940s and have a lot of features from those eras. Hardwood floors (or at least oak-tone laminate that fits the style), arched doorways, plaster walls, crown molding, picture rails, old built-ins, etc. Most had been modernized to some degree (most often kitchens and bathrooms). Most are smaller buildings, usually 15-40 units.
As long as it's clean, I'd prefer some of that charm instead of something that's brand new with all gray interiors.
I'm looking around Kettering/Oakwood because I like walkable areas similar to Hyde Park in Cincinnati. Those areas also seem centrally located to the highway system. Maybe Riverside. Not as far out as Bellbrook. I'm not very interested in downtown, mostly due to traffic and parking.
1 bedroom, $1200 max. I don't have pets. I'd really like an in unit washer/dryer.
I thought some of the quadplexes near Kettering would be good options, but there's not a lot of availability.
Any hidden gems I'm missing in terms of apartments or neighborhoods? Any places to avoid? I appreciate all feedback.
