Am I overthinking this? Landlord wants guarantor income even with保証会社

TLDR: The landlord is asking for my 連帯保証人’s income even though we’re already using a guarantor company. Is this normal, or am I overthinking it?

Context: 30M, PR holder, rent is about 10% of my pre-tax income, Japanese wife, no kids.

My wife and I are trying to rent a new house in the same city in Kyushu. Since we both work from home, we’re looking for a 4LDK so we can each have an office and still have a room for future kids.

We’ve moved four times in Japan already. In our current place, I’m the 契約者 even though I had a 5-year work visa at the time. The approval took a week, but everything went through fine.

For this new place, the real estate agency has repeatedly asked for additional information beyond the usual documents:

  1. My wife’s income and employment status
  2. Our current rental contract
  3. The income of our 連帯保証人 (my MIL), even though we’re also using a guarantor company

I should also note that theoretically, there are two guarantor companies - the guarantor and EPOS.

Point 3 is what feels strange to me. If there’s already a guarantor company involved, why do they also need to know my MIL’s income? Isn’t that the whole point of paying for the guarantor company?
