Hi Guys, I have an property offer in London and received a mortgage offer from Halifax, and moved to the stage where solicitors are sending memos, but I received a message from seller’s solicitor:
They have involved in the sale of an apartment in the same building that completed last week. The solicitor said that the buyer of that property initially was using Halifax for their mortgage but Halifax had requested information that about EWS1 which is not available yet due to some remedial work required on the balconies of the penthouses. The work has not yet been done however the developer has provided a letter of comfort to confirm they will complete the work at no cost to the owners.
The buyer subsequently switched to Santander who approved the mortgage with no issues so their advice was that we might have to switch lenders.
As I already have a mortgage offer with Halifax with a relatively good interest rate so I really don’t want to change lender.
Is that truly the case this will be a hard rejection? I checked comfort letter, it stated the timeline, expected to be higher than B1 in EWS1 and no extra cost to residents.
