The next intensification of AI slop in RE listings

The next intensification of AI slop in RE listings

Edit: thanks to the communal outrage this has now been altered and the rendered images added later.

Spectacular scenes in Brisbane today where an agent from Ray White has taken a property to market opening with not 1…. not 2…. but 5 AI render photos on their listings.

That‘a right! You have to swipe 6 times to see the run down, crappy little shack. But it’s all good and totally fine as there is minuscule font explaining that it’s a render (although it’s not really visible on a phone screen).

What an incredible waste of everyone’s time. How is this legal or acceptable.

Stop spending 10k on staging and just clean the house

Looking at houses in the high 1s range in inner Brisbane and every house is filthy yet they’re all immaculately staged. Why can’t you spend a grand on a bond clean? Better yet, can you pay a handyman for a few days labour to fix doors so they close and just do some basic upkeep.

It is so nice to see that this market has finally turned and these parasites can’t throw this shit on and 2 weeks later they have multiple vendor bids and top price. We just had an agent call us pleading for a 100k offer below the guide price.

A big shout to Albo for at least attempting to rectify this situation with some modest tax policy reforms.

Discounted property in Wavell Heights BNE

I’m trying to understand how this went for $1.745M?

It’s beautiful, recently renovated, good block size and locations, flood-free, catchments are a little weak, but my research would have but this at 1.9M+, even 2M with a strong sale. Thoughts?

We are disappointed we missed this opportunity.

Upgrade House or Keep Investing

We are seeking advice on what we should do as an early 30s couple hoping to have 2 children in the coming years.

Option 1: We currently own our principal place of residence outright with a $1.3 million value. House is fit for purpose, decent but not luxury and comfortable for 1 child. We have 425K in ETFs. 110K in the bank earning 5.5% interest. At our current time we are averaging about 10K/month into the stock market and contribute extra to super. This will obviously slow upon having children.

We are in such a strong, stress-free financial position that I’m reluctant to give this up. It’s feasible that following a 5 year time plan, we could have close to 1M invested In ETFs.

Option 2: We buy more expensive “dream/forever” house at 1.8 mil, pay 80 K worth of Stamp duty, sell our house for 1.3 and take on a mortgage of 520,000(this is including using all our cash plus selling/legal fees). The mortgage interest would be 6%+. We stop buying shares and aggressively pay off.

Just seeking opinions on what others would do?

I also wanted to recognise our privilege and just reiterate that this post is not a flex. We both come from middle class families who have helped along the way.
