Landlord making unfair demands after the end of tenancy
Hello everyone. First time posting here so apologies if I'm breaking any subreddit rules.
My tenancy ended on my private rented property in England yesterday. I have moved out on my own accord following the statutory 2 months notice. I lived at the property for 21 months. I have never missed a single rent payment or paid late and I put down no deposit.
Before I moved out the letting agency came to do an inspection. There were chipped bits of paint which could be put down to fair wear and tear. Other than that there was nothing wrong with the property. In fact, the front and rear yards were a mess when I moved in and I've gone out of my way to bring them back to life.
The letting agency demanded I paint the whole walls where paint was chipped and I had to go to a specific paint store to buy a paint they have mixed especially for their properties. This paint was about twice the price of regular paint. Even though it seemed slightly unreasonable, I did it as a good faith gesture and so the next tenant could enjoy the property as I have. I cleaned the house, painted numerous full walls and rented a carpet cleaner to clean all the carpets.
Today they sent me an email saying my paint work is shoddy in areas, some areas need painting which I haven't painted, the carpet is unclean and some of the walls have marks.
The photos sent as proof of this show tiny amounts of dirt on one carpet, light marks around light switches, points where you can see which walls I've painted and which I haven't and a corner of skirting boards which had some dirt on it.
On top of this they've said I either carry the work out myself or I will pay for it by paying equal to a days rent, every day, until work is completed.
I am of the opinion this is unreasonable and unenforceable.
What do you think?
