Part 4: Ghostface lives

I know I said it was just a trilogy.

But sometimes Scream 4 happens. Not as good as the originals. Still finds its place. Same killer energy, extra sequels nobody asked for, and somehow we’re all back in the theater anyway.

Consider this the unexpected installment. The franchise didn’t wrap. It just changed houses. 😱

And since we are talking about masked serial killers, I need to admit something so shameful this is the first time I can say it out loud.

I saw Freddy vs. Jason. In the theater.

Mannnnn. That felt good to get out.

I paid full price to watch two washed icons fight over a zip code. Freddy brought the sweater. Jason brought the silent treatment. I brought a large popcorn and no standards. If the courts ever ask what kind of investigator I am, start there. I can clock a love bomb and still clap when a man in a hockey mask wins on a technicality.🙈

Before we get animated, one thing:
When I was in the other thread and one of Brittney’s burners (99.9% sure it was her — always leave 0.1% for CMA) came at me hot with some very disgusting lines, I told her people can find out who is behind an account with IPs. That part is true in the legal sense. That same burner then turned around and threatened other people with the IP line.

So let’s kill the panic in the DMs. IP geolocation is an estimate of where an address on the internet roughly sits. It is not a name, a doorbell, or “we know who you are.” Nobody pulls your identity for fun. You need a court order.

Why I said it to her: Scott is already in a live Capital One fight. If a court ever orders records and that burner is confirmed to be her, that behavior can land in discovery. That is a lawsuit problem. That is not a Reddit magic button.

Remember LP Whisperer. It took an undercover former-law-enforcement sting and an extortion offer to get him. Not a comment section.

Don’t extort anyone. Don’t threaten violence. Don’t defend Brittney, and the FBI won’t be knocking at your door.

Okay, that last one is a joke. Maybe. 🤔

Moving right along like Britt did with Jack. Let’s get into it.

So why did I resurrect Ghostface? The whispers. Word on the street — limited parking, no valet.

In the interest of being transparent: is my info 100%? Of course not. Even a Spellcheck lets “defiantly” through.

But here is what came down the telephone pole:

Scott asked Brittney for a divorce weeks ago. She is not going down without a fight.

Girl- the man had a bucket and a mop for a Halloween costume. Let him go!

A separation has also taken place.

They did not swing with Tessa. Did we really think Britt was going to get jiggy with it with Garrick? At some point, the payoff is not worth the price.

The reasons floating around only get real when they show up in a filing. Keep it honest: nothing has been filed as of now. Until then, it is a rumor with good acoustics.

This chapter is the marriage. The psychology. The false narrative. And the part where people like Brittney throw up more love bombs than Cupid working overtime on Valentine’s Day.

The question spinning around town more than a Ferris wheel:

“Was it all for show? They looked perfect. She kept calling him her best friend. She seemed like she really loved him.”

Yes. You were buying.
Let me break it down. You’re going to see a lot of red flags. 😉

If you are new here, cliff notes:
August — Tulum — Jack.
September — Bae — Scott.
🚩🚩🚩🚩🚩🚩🚩🚩🚩🚩🚩🚩🚩🚩

Jack was still trying to get the Mexico sand out of his shoes while Scott was already setting up his side of the closet.
Britt started posting the win immediately — bae, pinch me, look what I got — instead of living it quietly. That is not “we just knew.” That is attaching a new identity to a new bank account before the relationship had time to be real.

Shaky ground looks like that: too fast, too public, too much caption for how little time has passed. People who feel chosen don’t need the internet to notarize it in month two. People who are scared it could disappear do.
Scott missed it because the flattery felt like fate. The speed felt like chemistry. It was also a tell: she does not sit in uncertainty. She upgrades, then advertises the upgrade so it cannot be walked back. 🔪❤️🔥

She does not post “my best friend / pinch me / I love this man” because the relationship is so solid it needs a weekly memo. She posts it because the feed is doing a job the relationship can’t.

Every “he’s my person” post is a social lock. Friends, family, and the fan club all watched her declare it. Walking away now cannot be a quiet split. Real security is quieter. You do not announce the temperature every other caption if the house is actually warm.

And make no mistake, my friends: Britt knew she had a guy with serious cash standing in front of her. She was not broadcasting affection. She was broadcasting ownership.

The loop started on day one. Train the room. Repeat the slogan. No questions.
One more burpee. You need more weight.
Bae. Pinch me. He’s my best friend. Look what we built.
Same drill as week one. Repeat it until the room stops asking. That is not a marriage update. That is a class she never stopped teaching.

The pattern has been sitting in front of everyone the whole time. She just colors it in louder every year — bigger sets, same script. The only thing that changed is the costume. The coach never left the front of the room.
🚩🚩🚩🚩🚩🚩🚩🚩🚩🚩🚩🚩🚩🚩
Love bombing is not “being extra romantic.” It is a control tactic that looks like devotion. Attach fast. Collapse judgment. Make leaving feel like betrayal. We are quick to call it on men. Women can run the same play.

How it usually goes:
1. Flood
Over-the-top intensity in a short window: you’re my person, I’ve never felt this, fate, soulmate, best friend, forever. Public declarations. It feels like being chosen. It is also a test: will you match the pace?
2. Mirror
They become the version of you that you want. Directly from her grid:
February 9, 2020 — stayfitbritt
Thing 1 and Thing 2
Finally met someone just as weird as me. 🆘😍
Same jokes. Same dreams. Same “we just get each other.” You are not falling for them. You are falling for a reflection they built on purpose.
3. Isolate the timeline
Meet → exclusive → we already know → public couple in weeks. Friends and the last partner do not get a vote. Speed is the point. Slow people ask questions.

What that is not: secure people can be excited. They do not need a press tour in month two or a slogan so constant the other person cannot leave without wrecking the brand.

People keep asking if I would have watched her timeline back then — if I had known who she was when the grid still looked like a win.
Honest answer: I did not know she existed until the fund started going down. And maybe. The posts were so extreme I would have locked in immediately. I study behavior. That does not make me better than anyone. It is what I do for a living.

If I had followed her, then heard the not-yet-verified rumor that Scott is the one asking — yes. I would have seen that coming a mile away.

People that loud on the grid are usually running a different movie behind closed doors. Jealous. Controlling. Picking fights. Guilt trips. “How can you pick your ex over me.” Those perfectly manicured nails grow claws the second what she has feels threatened. The feed is the performance. The rumor, if it is real, is the part she cannot caption.

Speaking of jealous- I have to come clean about something I'm not necessarily proud of. I will give Britt one thing I am actually upset about not being included in.

The wedding.

I get one free timeout from morals and ethics. Timeout starts Friday. Ends Monday. During those 72 hours I am not an investigator. I am a plus-one.

You better believe if I would have been on that guest list, I would be in my chic black-tie gown, on the dance floor, doing the Cupid Shuffle like it paid residuals, telling every aunt they were a match made in heaven and that I lived for her posts. I would have cried at the vows, clapped at the cake, and posted a blurry story like I was spiritually employed by the planner.

Tuesday I go back to reading liens. But that Friday through Monday I am just a girl with a plus-one, a plate I did not pay for, and a sudden belief in divine timing. 🙈

Whew, I feel better.

Also speaking of jealous- the podcast, and one of Britt’s biggest threats: Scott’s ex-wife.

Kids stay out of this. A thread about kicking Britt’s son out of school over a zip code got started and the other mod rightfully killed it. I hope you realize, that was the exact behavior I called Brittney out for: going after a child. The person hurt the most in that scenario is not her. Her son deserves to stay at his school. He is an innocent third party to this. Revenge through a kid is unacceptable.

Side note: Highland Park has a stricter screening process than the FBI. If he is there, trust me, he has been vetted.

Anyway. The ex.

The ex is the one thing Brittney cannot buy, brand, or caption over. She was first. She has history that did not start in a Barry’s class. She does not need “pinch me” or “he’s my best friend” to keep her seat in that story. That makes her the threat.

So Britt thought it was a great idea to go on a podcast and swipe at her.

That is what an intimidated woman does when she cannot win on substance. She nitpicks the ex because she cannot erase the woman who was already there. The brutal part? The ex does not even notice her. That is the real wound. Brittney built a whole personality around being the main character in Scott’s life, and the first wife is over there living hers — not watching the stories, not matching the energy, not entering the arena. Nothing stings an image girl like being irrelevant to the woman she is trying to outrank. She tried to drop the mic. The ex already changed the channel.

Fast forward to today, I have been told the podcast was the beginning of the end.

Now look at what she is doing in her reposts.
She is not posting classes. She is borrowing other people’s captions to talk to a room she will not name.

Just this morning:

The feminine-oracle sermon: nobody lives in my head rent free, I see through the fake, who the fuck are they, nobodies. 😡😤

That is not unbothered. Unbothered people do not rent a stranger’s voice to announce the rent. That is a woman who opened the thread, felt it, and answered in code. She cannot caption “I heard you.” So she captions “you’re nobody.” Same thing. Louder.

It is unhealthy because the brand and the nervous system are the same account now. Every rumor gets a quote. Every comment section gets a sermon. She cannot sit in a feeling without turning it into content.

Her whole life is so online she is talking to her haters with reposts. That is not a hobby. That is the house. When the marriage, the money, and the audience all live in the same phone, you do not get to log off. You just hit share and hope it sounds like peace.

Right now it is the mansion, the house, the studio, all of it. And she could not feel more lonely if she tried.

So I was going to end with something really deep and poignant.

I couldn't make it past the first three words. So I just throw some extra shade together below!!! Thanks for reading, as always. This isn't the end of the story. I know more, and both have a chance in their futures to right some wrongs. Right now- Scott is in the lead. Till next time. 🫶

Brittney Everett’s Rules 101
(mandatory for clones, optional for dignity)

  1. If it happened, it didn’t happen until it’s on the grid.
  2. “Pinch me” is a personality. Use it for keys, Cabo, a latte, and oxygen.
  3. He’s your best friend. Caption it. He’s still your best friend. Carousel: best friend. Fine, one more: best friend.
  4. Divine timing is the business plan. Also the excuse. Also the brand.
  5. Feelings are for people without ring lights. Caption it and move.
  6. If the 3D is ugly, flood the 2D. Pretty pictures fix liens. That’s science.
  7. Other women in the room are not friends. They’re extras. Soft face. Hard caption.
  8. Upgrade first. Process never. Advertise immediately so he can’t reverse it.
  9. “Hustle” means the invoice went to a different last name.
  10. Math = jealous. Tax lien = haters. House listed = they’re obsessed with you. Beautiful system. Never fails.
  11. When the comments get loud, become Kanye. Repost that energy like it’s a motivational quote. Nothing says “I’m a wholesome Dallas fitness mom with a luxury studio” like borrowing the victim arc from a man the entire internet put in timeout. Clones: this is extra credit. Fail it on purpose.
  12. If you have to announce the temperature every other day, the house is on fire. Post a sunset anyway.
  13. The class was never abs. The class is: follow my lead. No questions.
  14. One more burpee. You need more weight. Bae. Pinch me. He’s my best friend. Look what we built.
  15. Final exam: lose the plot, keep the filter, blame the audience.
  16. Welcome to Stay Fit. Identity check is at the door. You can leave it in the lobby

Part 3: The Evil Stepmother

Hey everyone. I always meant to do three posts. This one is the longest- I mean really long-only because I just watched the podcast she did where she talked about her stepson. She is a disgusting human being. Make sure to read till then end. 🥸

So the question everyone is asking: how did they own a jet, Cabo, a mansion, and still get hit with a tax lien? .

We will answer that question with the difference between Scott and Kylie Jenner. That difference being, only one actually owns a Jet.

Kylie Air
Reported purchase: ~$72.8 million Bombardier Global 7500 (the pink-stripe one, tail in her initials). That is a personal-brand asset. She can sell the plane. The equity is hers.

"Scott’s Jet:"
The aircraft on the grid is company metal — a company jet is not a flex. What he has is the company car of the sky: S2’s leased tail, paid with fund fees, the same way a firm puts an associate in a black SUV that still belongs to Hertz. When the money got tight he didn’t sell “his jet.” He subleased it — which is what you do with a rental you can no longer afford, not with an asset.
Kylie owns the plane.
Scott had a ride on the expense report.
Brittney put the plane on Instagram to flex a fake story.

Cabo:
What you see: Brittney at their house in Mexico. Posting the Sunset. Infinity pool. “We live like this.”
What it is: a calendar — and a fake Pinterest board.
The luxurious Cabo property she flaunts isn’t a private international mansion they can casually sell on a Tuesday to wire a creditor. It is rumored to be a fractional ownership share at Chileno Bay — a deeded slice of time shared with other families. There is zero property equity for him to tap.

Brittney engineered a whole universe that photographed like an unassailable top-1% life. Behind the glass the books were running at a 100% loss.
Instead of a reserve for tenants who needed basic repairs just to make a unit livable, she was clinking champagne on a fractional waterfront — a shared calendar she posted like a compound.
Instead of paying contractors who bought their own materials, put in the hours, and took the job because invoices are how a small business stays alive, S2 stiffed the people who actually built the buildings — then poured that same money into overbuilt, overpriced office space so the costume had somewhere to sit.
The tenants got the mold.
The vendors got the voicemail.
Brittney got the flute on a 1/12th view.

The biggest thing is it is finally catching up with her.
You can live in a underwater multi-million-dollar mansion, hop a corporate-leased jet, and stage exclusive “Founders Dinners” inside a $650,000 studio build-out — and still get walked by the IRS.
A public, recorded $125,015.23 federal tax lien is the exposure event. Not a rumor. Not a snark caption. A Dallas County receipt.
It is the one number that does not care about the zip code, the tail number, or the candlelight dinner in an unfinished room.
High-rolling lifestyle. Debt-fueled mirage. And now it is on paper.

🧘‍♀️ The Hot Take on StayFitBritt

Let’s talk about StayFitBritt, because her brand is the ultimate case study in influencer delusion. I went back on her Instagram because I've heard more than a few say "I liked her back when." And I agree, she had a genuine honest truth about her.

She was on the right path. She showed unflattering pictures post-pregnancy, she wasn't afraid to be goofy with her son in videos, and she pitched the way she personally evolved through different times in her life. That was the starting base of her followers. But then she hit a fork in the road—path one is Scott, who she saw as a golden ticket, path two is stayfitbritt true grit like Cassey Ho.

🧘‍ Cassey Ho: Gave her followers the basics— a free mat workout, pop music, no gym membership, no 5am cult class. POP Pilates was the offer: 10–20 minutes on the floor after work. The connection was the opposite of a highlight reel. She looked like the girl next door teaching at the local 24 hour fitness, not throwing a Founders Dinner with a tax lien. When the internet came for her body, she answered on camera instead of disappearing into a filtered grid. That made the comments a two-way street: people asked about modifications, feeling behind, etc. She answered. She still lives in her comments today with her supporters. She is honest and real, even talking about a recent experience being rejected from a group who expressed interest in her. So the followers she earned wasn’t “I want her life.” It was “she’s helping me with mine.”

🤳Brittney started with something people could use (Barry's / the workouts). That’s the Cassey- adjacent version of her. Then the camera left the living-room floor and went to Cabo. Retreat content was no longer “here’s the workout.” It’s friends on a trip YOU didn’t get invited to. The villas, dinners, matching revolve sets most women can't relate too. The workout as set dressing for the vacation.

Once the grid is expense-account friendship and “pinch me,” the follower isn’t a client anymore. Comparison replaced community. That’s why the old fans say they miss her — they don’t miss the squat. They miss the girl who didn’t need a Cabo backdrop with clout chasers to do a 20 minute booty workout.

Cassey made the viewers the main character. Brittney made the viewer a spectator to a tax bracket. One says “you can.” The other says “I have.” After enough of that, the people who wanted workouts leave, and what’s left is a small fan club plus a snark thread.

So what is left for her now? Not the loyal, original fan base that she completely alienated. And certainly not the clout-chasing friends who only loved using her Cabo Instagram life. Those women didn't love her; they loved the proximity to transactional status and the luxury lifestyle props her husband's corporate funds provided. The absolute second the cash dries up and the private jet leases vanish, that superficial sisterhood will quietly delete their tagged photos and completely evaporate.

Now the sick part.

She went on a podcast, named her stepson, and labeled him difficult. Not because a little boy is a villain.

Three things don’t lie: kids, dogs, and yoga pants. I had heard whispers about mistreatment of her stepson. But you can't go by things till they get confirmed. She just confirmed it. Another thread someone who was behind the scenes did as well.

He clocked her — new woman, dad’s money, upgrade era — and he didn’t perform. So she made herself the victim of a child: hard first two years, “I have to show up differently with Hudson.” Then she ranked the rest. Stepdaughter caters, easy, a lap dog she called love. Her son: mine. She literally called out her stepson, then pivoted to praise her child. I can't. That goes beyond mean. That is mental illness with fake lips and a bad angle. ( When the podcast is live it shows the lie those Instagram filters hide 🤭)

Who pays a dollar to help this woman.
She will hide a lien and pin a fractional ownership. She will not protect a kid who saw her clearly.
She is trash.
The boy wasn’t difficult.
He was accurate.

And I loved the " I'm a fighter, I could lose it all and find my way. " 😂

That's right Britt, you just keeping telling your insecure self that.

I need to correct one thing- a very reliable source confirmed Scott was not ok with the comment and how she spoke about his son. One positive I can tell you is I have only heard Scott is a good father from multiple people. So it's important to keep the post accurate.

📣 Why We Post on Reddit
Last big post for now. You may ask why I'm taking the time to do this. Anyone who shames you for being on Reddit has no control. They hit you with "you're obsessed, get a life." That's their only play because they cannot fight the actual, verified public paperwork.
I've been on the other side and seen the damage. The sweet man in here that was a tenant and victim of Everett is a story I've heard over and over again.

Reddit does many things- it gets the word out there to protect others, it holds people accountable, and it completely heals the people who were made to feel like they weren't good enough by a fake social media lineup. I guess I feel it does more good than bad by protecting anyone who would want to get involved in the future and also help anyone who was felt to made they were not good enough. And that's good enough for me. ❤️

Pay your taxes Britt!

This is public record but I still hid the address.

Scott and Brittney really are a match made in heaven. They’ll spend on the lifestyle all day long, but paying actual bills? Optional. A vibe. A maybe.

While she was posting “divine timing” and holding up those keys like the universe personally handed her a studio, Dallas County records show the IRS recorded a Notice of Federal Tax Lien against Brittney McGovern in August 2026 for $125,015.23 in unpaid personal 1040 taxes. Years on the notice: 2021 through 2024.

The IRS does not drop a public lien because they’re bored. That filing comes after assessments and unpaid demand. If there was a cute little $125k just sitting there, it would have been wired before this became a public document landlords, clients, and anyone with a search bar can pull up.

I bet the new owner of 5600 Lovers Lane is thrilled. Nothing says “dream tenant” like a six-figure IRS tab on a luxury lease

Stay Fit Britt Part 2: When the Flex Became the Story

Remember when I said the LP Whisperer was getting information from scared limited partners? What do you guess made them start to worry in the first place? Stayfitbritt’s Instagram, of course.

Imagine watching your life savings or investment capital ride on a real estate fund, only to open your phone and see the general partner's wife broadcasting a lifestyle of unchecked, multi-million-dollar luxury. That feed didn’t just ruffle feathers—it served as an early-warning radar for investors who realized their capital was funding an illusion. Since Brittney took pleasure in making people feel inadequate with her bikini posts on a yacht in France while simultaneously selling pop-ups and luxury studio rollouts as the product of her own hard-earned fitness hustle, it’s time to rip this hollow “hustle” narrative to shreds.

Ok, please brace yourselves, everyone. Now we are going to dive into Scott and SFB’s epic love story. Make sure you grab some tissues, because as she so breathlessly stated on their cinematic wedding video, it is just that moving. 🤮

She was a single mom at Barry's Bootcamp and he was in her class. He saw her twerking and said what any guy with a high school education would: "that's my wife." Now to Britt's credit, she loved Scott from the beginning for who he truly was... a multi-millionaire. Let’s just gloss over the part where she had a boyfriend, Jack Stone, who was way hotter but also way poorer than Scott. So after a sexy Tulum vacay with Jack in August 2019, his ass was kicked to the curb faster than Stay Fit’s red numbers on an empty Tuesday.

By September 2019, Scott was already being called "bae." (And if you are wondering why the pic in this post shows Scott actually looking attractive, well, spoiler alert: it's not him). 🙈 And thus began a 6-year-long stream of posts captioned "my best friend," "pinch me," and "I'm a fitness instructor but my husband doesn't like the gym and it shows." Oh wait, sorry—that last one was just my thoughts.

Which brings us to the actual breakout star in all of this, Brittney Stracener McGovern Cardi B Wannabe Everett's Instagram: @stayfitbritt. What’s truly wild about this entire trainwreck is that Brittney managed to achieve a feat almost unheard of in corporate collapses: she completely overshadowed her husband's multi-million dollar downfall and became the main event, purely through the sheer tone-deafness of her own feed.
Britt's Instagram doesn't even stop at the over-the-top posts. In reality, she created a toxic breeding ground for hyper-obsession and comparison culture. Take a look at Grace Metten as the prime example.

Long before Grace worked for her, she treated Brittney like an idol. Grace spent years trying to place herself in Brittney’s physical proximity, engineering "organic" run-ins until she finally managed to infiltrate her inner circle. Once she got her foot in the door, she launched a full-court press of intense flattery, even inviting Brittney onto a podcast just to fawn over her and validate her lifestyle. If you watch their interactions, the wording is downright eerie. Grace is constantly using the phrase "pinch me"—proclaiming that working for Brittney is a divine, cosmic alignment rather than a standard fitness job. It’s a textbook case of someone completely losing her own identity from seeing a curated social media timeline with over-the-top posts, merging with an idol who was already running on borrowed time.

And to the people who say “What was she supposed to do, nothing? She worked to make something of herself”—don’t get it twisted. Working in a business is a commendable choice. Building a fitness following, teaching classes, launching a virtual platform, and eventually opening a studio is not the issue here.
The issue is the posts that went with it.
She didn’t just quietly run a business. She turned the entire upgrade into content. The constant private-jet flexing, the designer-bag parade, the “I made it” energy, the “divine timing” captions, and the relentless framing of fee-subsidized luxury as pure personal grind is what created the backlash. People weren’t mad that she had a studio. They were mad that she sold the original story as self-made hustle while the money was clearly scaled with S2’s general-partner fees.

😈 Let's Play Devil’s Advocate

What if Britt had stuck strictly to the fitness brand and skipped the over-the-top brags? No endless tarmac photos. No constant Hermès flexing. No “pinch me / divine alignment” captions every time a new luxury item appeared. No turning the $650k custom studio into a victory lap about personal discipline while contractors were going unpaid and LPs were getting wiped out. Just clean fitness content, class promotions, and a normal “we opened a studio” announcement.

In that version, most of this heat never happens. The real-estate collapse still destroys the fund. Capital One still sues. The mansion still ends up listed. But her personal Instagram doesn’t become Exhibit A in the industry’s collective eye-roll. She doesn’t become the face of tone-deaf flexing. Grace Metten and the clone-culture conversation never take off the same way. The spouse’s feed doesn’t draw more heat than the actual General Partner.

That’s the difference. The business itself was never the original sin. The decision to turn unearned lifestyle scale into a nonstop “look what I built through hard work” performance is what made her radioactive. Look at someone like Kayla Itsines. She didn’t build her empire on a trust fund or a spouse's syndication fees. She instead bootstrapped her business from her backyard, built her Bikini Body Guide (BBG) through pure, organic community trust, and scaled the Sweat App into a powerhouse that eventually sold for a verified $400 million. That is an independent fitness mogul.
Or look closer to home at the local, independent studio owners right here in Dallas. These are entrepreneurs who put up their own life savings, maxed out personal credit cards, sweated through years of terrifying negative cash flow, and earned every single dollar through grueling daily operations. True self-made entrepreneurs don't need to post "pinch me, I'm so aligned"captions every time they buy a new designer bag. Why? Because their identity isn't tied to proving they belong in a luxury tax bracket they didn't actually earn. When you build a business from the concrete ground up, you respect the money, you respect the process, and you respect the working-class people who keep your doors open. You don't build a genuine following by making your everyday audience feel financially inferior. And you certainly don't brag about luxury vacation aesthetics while your husband's real estate firm is freezing payments to local contractors and wiping out $400 million of investor capital to zero.

💸 Will Stay Fit Studios Survive?

Now for the million-dollar question: will Stay Fit Studios actually survive? Let's look at the statistics and the facts. Up to 91% of boutique fitness studios fail within their first year. She is currently hyping it and thanking her team of instructors... which she did using a picture of just herself flexing in the mirror. You can't make this stuff up. 🙄
If we pull the local Dallas commercial data, a prime spot like that on Lovers Lane is easily running a base rent of $20,000 a month—and that’s before corporate overhead, marketing, and insurance. Add on what she has to pay her top-tier instructors—including Nik and Anthony, who are universally considered her best hires—and the reality sets in: without Scott’s continuous injections of syndication cash, the studio is bleeding completely in the RED.
Right now, Scott is probably sitting at home telling her, "Don't worry babe, I'm going to get this new continuation fund closed and everything is going to be okay. I'll pay off the debts, I'll clear the lease." But the fundraise is moving at a snail's pace, so his latest desperate pivot is trying to rebrand S2 using "AI" real estate integration. Good luck with that, Scott. Even artificial intelligence can't find a workaround for operators who tanked a $400 million fund by gambling on floating-rate debt.

Here is the biggest issue that they may not be accounting for: everyone is watching them now. Every single dollar that pays that $20k monthly lease or cuts a check to her instructors is going to require an airtight paper trail. If the courts or forensic accountants discover he is funnelling distressed S2 fund capital to keep his wife's vanity project afloat, it crosses from a bad business failure into serious legal liability. This is just an example of how things can happen, I am not stating this is the current situation as of today. I am not stating that any of this is happening to them. It's just how things can go based on behavior patterns. I don’t put it past Scott and Britt trying to figure out how to show it’s only her money—but the math isn’t mathing.

When you purchase a class from her studio (per one of her own customers), the charge shows up as Brittney McGovern. Why is that important? Because it’s most likely she set that entity up back in the day, probably before she even met Scott. Did her online business make money? Of course it did. Stay Fit Virtual has a real following and recurring membership revenue. She wasn’t starting from zero.

Here’s how that comes into play. Even if the virtual platform was profitable, the scale of those profits has to be measured against the actual costs of the physical studio. A custom build-out estimated around $650,000, plus a Lovers Lane lease that is easily $20,000 a month before NNN, plus premium instructor payroll, software, utilities, and luxury overhead, creates a burn rate that online class packs and $39.99 virtual memberships simply cannot cover. The virtual business may have generated solid cash flow for a single instructor with low overhead. It does not generate the kind of capital required to open and sustain a high-end brick-and-mortar space of that caliber without significant outside money.

So when they inevitably try to claim “it’s all her money from the fitness brand,” the numbers still don’t work. Any real profits from the online side would have been a drop in the bucket compared to the cash needed to build and keep the studio open. In my professional opinion, the only realistic source for the rest of it was the same fee machine that funded the rest of the lifestyle.
Scott already made a massive strategic misstep with the studio, but his biggest blunder was putting it off for so long. If they had opened this studio back in peak 2022, it might have had a fighting chance to become self-sustaining. Instead, he delayed and delayed until the market crashed, leaving Brittney in a position where she literally has to make a brand-new business profitable overnight during a severe capital crunch. She no longer has the luxury of sitting on a diamond.

So, will it close? The statistical probability sits at about 95%. Could a miracle happen and someone step in to buy it out? For that to happen, a buyer would have to acquire an LLC that has Scott Everett's name explicitly attached to it. Any new owner would immediately inherit a massive target on their back, because even if they buy out the assets, the historical money tied to the buildout is going to be heavily audited by bankruptcy courts and lenders. No sane investor, no matter how much of a "bestie" they claim to be with Stay Fit Britt, is going to drop their own capital into an entity facing a total forensic audit.

But hey—knock yourself out. Crazier things have happened. After all, I once heard a story about a Barry's Bootcamp instructor who married a dorky multi-millionaire.

S2’s $400M Wipeout – Stayfitbritt Series Part 1

Hi All - careless-dance11 here. They nuked my account before I could answer your DMs, so I’m back to lay it all out. It's a long post and part 1. 🫠

Everything here is public record; as a financial fraud investigator, let me clarify that I am not investigating Scott. The info below is public record and my personal assumptions based on behavior patterns. As of today Scott does not have any active fraud allegations against him. Is my colleague working with former LPs and running things by me? Probably.Have I talked to former employees/friends myself? Maybe. Anything is possible in this crazy little industry 😉 Am I sick of Scott and Brittney- yes! Do I have too much time on my hands- certainty looks like it. Do I need a vacation- YES! 🙌

Ok let's begin:

Wait- before I start, I know she has a small fan club on here, but the whole "you're just jealous" or "rooting for her downfall" narrative needs to be retired. It's human nature to want to see a reality check hit someone who spent years aggressively flexing an untouchable lifestyle online, and when you weaponize your wealth to boast and make others feel less-than, people are naturally going to watch with bated breath when the karma finally catches up. It's not about wishing ruin on her; it's about watching the universe balance the scale.

To understand how massive this collapse is, you have to understand the peak: Scott Everett founded S2 Capital in 2012, pioneering a highly aggressive "value-add" playbook, eventually surpassing Blackstone as the most active buyer of multifamily real estate in North Texas. In September 2022, Everett successfully closed S2’s inaugural flagship fund—pooling a massive $400 million portfolio, moving billions in real estate transactions, and managing over 40,000 apartment units.

So how does someone with a flawless 10-year track record completely destroy a $400M fund, send his assets into foreclosure, and end up personally sued by lenders? It can honestly be validated by a motto that will forever haunt him: "fixed rates are for suckers."

S2 funded massive acquisitions using short-term, unhedged floating-rate debt, which was highly profitable when interest rates were near zero. But when the Federal Reserve rapidly hiked rates, S2's monthly interest payments doubled or tripled, meaning the apartment complexes weren't making anywhere near enough rent to cover the debt, and cash dried up instantly. When the cash vanished, the ground-level ecosystem took the hit. If you are someone considering doing business with Scott Everett, based on his track record, you won't get paid. If you invest—expect no return. If you do work for him, being that you are general contractors, plumbers, drywallers, and painters who did the actual renovation work on S2 complexes, expect S2 to refuse to settle invoices. Local small businesses have been left holding the bag for hundreds of thousands of dollars in unpaid bills while trying to maintain S2’s properties. Adding to that, if you sign up as an actual tenants, I would advise you to research active public records. You will find lawsuits from residents who were forced to live in deplorable, unmaintained conditions because S2 completely stopped taking care of the properties.

In 2024, the rates started climbing hard, and this is where LP Whisperer entered the chat. An anonymous X account calling itself LP Whisperer began posting about S2. The operator was a shady character who was allegedly actively soliciting private, internal information from panicked limited partners. He started publicly dropping S2 debt schedules, capital-call updates, and investor info on the timeline. At the same time, he was wrapping those genuine numbers in broader accusations and looking for a payout.

Scott Everett and fellow Dallas syndicator Chris Powers grew desperate to shut it down. Powers hired a former law-enforcement officer to pose as a disgruntled investor offering to fund a lawsuit. LP Whisperer took the bait, agreed to hand over insider information for $45,000, and provided wire instructions that traced back to the children of Colorado tech entrepreneur Jakub Kostecki. Powers turned the information over to Scott, who immediately filed a massive federal defamation and extortion lawsuit in Dallas, claiming Kostecki was a fraudster trying to force a buyout of the account to stop the bad press. The account got nuked. Because Kostecki never bothered to show up in court, Scott won a default judgment and a pathetic $2,000 in damages. He was able to wrap the whole episode as proof that everything the account said was a lie and that the operator was nothing more than a basement troll running an extortion scheme.

But the ultimate irony is: everything LP Whisperer stated came to pass. History has completely vindicated the whistleblower's data. Every single leaked document, every single warning about frozen distributions, and every single alarm bell posted by @LPWhisperer turned out to be completely true. The troll may have been a scumbag looking for a payout, but his data was flawless. And now, as Everett wanders the market trying to pitch a desperate $115 million continuation fund just to shield himself from Capital One, the entire industry is looking back at those 2024 tweets and realizing they weren't looking at lies—they were looking at a prophecy.

The cash crunch was so real that on July 1, 2026, Scott Everett sent an official letter to investors announcing that S2 was dissolving its inaugural $400M fund with a total equity wipeout and "no return of capital." The collapse immediately bled into Everett’s personal life. In August 2026, Capital One hit Scott Everett with a massive lawsuit seeking an $11.5 million judgment against him personally over a maturity default on an $85.2 million acquisition loan. With banks hunting him down for personal guarantees, his personal mansion is now sitting on the market under water.

But let’s be completely real: that house sale is entirely for show. It is a piece of listing theater designed to buy time and keep creditors away. By putting the mansion on the market, Scott’s legal team can point to it and tell Capital One, "Look, we are acting in good faith and trying to liquidate assets voluntarily." This forces the bank to slow down its aggressive litigation timeline because courts prefer a voluntary sale over a forced foreclosure. Even better? By listing it way above market value in a high-interest-rate luxury slump, he practically guarantees it won't sell anytime soon. It buys him months of breathing room to engineer his next pivot.

What is Everett trying to do right now? It is a pure survival play to save himself, not an actual fund that will work. He is aggressively pitching a new $115 million "continuation fund" to buy back 26 of his own distressed properties from lenders at a discount. Because he signed those heavy personal guarantees, he is essentially attempting to use new investor cash as a human shield to wipe out his personal liability with Capital One. It is a toxic conflict of interest where S2 Capital acts as the buyer, seller, and borrower all at once, forcing the new offering documents to bluntly state: "Investors should be prepared to bear the entire loss of their investment." Besides Scott's ruined reputation, any broker who pitches their client to go in is placing a massive professional liability on their back.

The legal reckoning has entered a completely different arena. As of today, the powerhouse law firm Goodman & Nekvasil, P.A. (based in St. Petersburg, Florida) has officially launched a public investor alert specifically focusing on the S2 Multifamily Value-Add Fund I. They are actively seeking out LPs who lost everything to audit exactly what their brokers told them. They aren't going after Scott directly—suing him right now is a waste of time because he is effectively "judgment proof" with Capital One already tearing through his personal liquidity. Instead, they are hunting the brokerages and wealth managers who unsuitably recommended S2 investments, aiming for their deep-pocketed Errors and Omissions (E&O) insurance policies. Even though they aren't suing Scott directly, their discovery process is unleashing an absolute financial nightmare for him. They will use legal subpoenas to unearth every text, every internal pitch deck, and every piece of hidden portal data he ever generated to prove the brokers failed to do proper due diligence. No broker will touch his new $115 million continuation fund while watching their peers get dragged into court for selling his old one.

Now to get specifically into the fraud question: From a forensic standpoint, the money Scott Everett pulled out of S2 Capital wasn't likely fraud—it was simply a catastrophic macroeconomic bet. Losing $400 million of investor capital because your properties can no longer cover their debt is not a crime in America. So where the fraud question comes into play is not how he spent the money, it's how he packaged the deals to LPS.

If they unearth a single email, altered spreadsheet, or pitch deck that looks remotely illegal—meaning Scott or his team knowingly lied to brokers or omitted massive financial risks to keep fundraising—Goodman & Nekvasil will hand that entire file directly over to the Securities and Exchange Commission (SEC).
Plaintiffs' attorneys do this routinely because triggering an official regulatory investigation completely breaks the defense of the target. Once the SEC gets involved, they don't just look at the documents the law firm found; they bring in federal subpoenas, forensic accounting teams, and the threat of criminal wire fraud or securities fraud charges. That is exactly where a standard, bad private equity bet transitions into a full-scale federal nightmare.

Scott Everett managed to silence an anonymous Twitter troll with a default judgment but he can't stop a multi- million dollar paper trail being funneled directly to federal regulators by a powerhouse law firm. If his packaging wasn't 100% transparent, the SEC is exactly where his final downfall will start.
