1004mc question from young appraiser
My 1004mc has fluctuations in median sale price 6 to 12 is low then 4 to 6 is up slightly then slightly down at 0 to 3 ... with declining price per square foot in all 3 segments, however though its softening there, the 4 sales in the 0 to 3 all lack a pool and have 1 gar when subject has 2 , theoretically applying adjustments used in the sales comparison would align more with my opinion of value and contract price ... my question is if I properly frame the mc addendum will this be credible?
