I recently had a conversation with a South Florida real estate agent friend about what he's seeing with buyers and sellers right now, and it got me thinking about how different the market feels compared with the COVID-era housing boom.
Inventory is increasing in many markets, homes are sitting longer, and buyers seem to have more room to negotiate. At the same time, sellers who are still pricing based on what their neighbor got 2–3 years ago can have a very different experience.
We also talked about something I found interesting: whether a more balanced market could bring more attention back to pre-foreclosures, distressed properties, short sales, and off-market opportunities.
