

Stuck on floor plan layout – too much dead space, any ideas?
Hi everyone,
I’m looking for ideas and feedback for a future renovation project, mainly regarding the floor plan/layout of the 2nd and 3rd floors of our house. Nothing is 100% decided yet, so I’m very open to creative ideas, alternative layouts, and completely different concepts if you think something could work better. Any help or suggestions would be greatly appreciated!
The house is oriented toward the south-east.
One of the main challenges I’m struggling with is that both floors currently have areas with a lot of hallway/circulation space and “dead” areas that feel inefficient and mostly just add heated square meters without much functionality. I’ve marked these areas in red on the drawings. I’ve been going back and forth on possible solutions, but I feel a bit stuck, so I would really appreciate fresh perspectives and ideas.
Second floor ideas:
- Open kitchen/living room concept
- Kitchen
- Dining area for 12 people
- Lounge/living area
- Separate TV room
- Bathroom/toilet
- Access to terrace
- Pantry/storage room
Third floor ideas:
- Main bathroom (toilet, shower, bathtub)
- 3–4 bedrooms
- Storage / walk-in closet (optional)
- Access hatch to attic/crawl space
- Small loft living room/lounge area
Our goals are:
- Better use of space
- Reduce wasted hallway/dead space
- Good natural light
- Functional family layout
- Cozy but modern atmosphere
I’m open to both small improvements and major changes, so please feel free to share any thoughts or sketches. All help and input are very welcome!
