New T&Cs state if a guest makes a booking enquiry via VRBO but then books ANY property listed by the host on another channel (eg. direct site or Airbnb), VRBO will charge the host a commission!

Since booking calendars need to be kept synced across platforms, if someone initially requests a booking via VRBO, but ends up booking the same dates on AirBnb, VRBO can see me block those dates. Will I be then sent an invoice for the commission or can they just pull it out of my linked payout account? What happens if i don't pay it? Can they come after me legally because I agreed to the T&Cs???

Wondering if I should delist my property with VRBO as this isn't a risk worth taking. Seems to me that its not as simple as ''just don't tell VRBO that an enquirer booked elsewhere and they'll never know" because VRBO can SEE when I block the same dates on the VRBO calendar (which I need to do to prevent double booking).

The 30 day Strict policy is the longest I can choose (for guests to get a full refund) & its useless for big properties always booked by large groups WELL in advance (often over a year!).

When someone cancels my property a month out, those dates stay empty. Zero chance of getting another booking.

I don't have enough properties to get a 'by-Airbnb-invitation-only' longer notice period (I've tried plenty of times to convince support I need it).

Surely other people have the same issue? Why can't Airbnb let us set our own cancellation periods!

Yes I know its a cost of doing business, but this inexplicable behaviour on the part of guests is driving me crazy. Please tell me other hosts have guests who do this!!

Just had a group where 11 of 13 towels were unrecoverable with makup & fake tan stains (despite my VERY robust & painstaking stain removal process - so don't need any advice on that - this level of staining was extreme). Huge waste of money and time spent on stain removal to then have to replace anyway. Has happened several times.

What is it with people?!?! Why don't they use the black, clearly labelled and obvious towels provided for makeup??!!! I'd be so embarrassed to stay somewhere and leave towels in the state mine were left in.
