Fixed term lease renewal question
Hi all, I need help interpreting the law about my lease.
I have a fixed term lease ending in the next few months. I am planning to move but am not sure if I can find a suitable place by the time the lease ends.
In the past, at the end of our lease term, our landlord didn’t renew the lease, but didn’t terminate it either. We kept paying rent and living there, and they kept accepting rent. We are now under new lease with higher rent, set to end in August. My expectation is that if we don’t do anything else, the same situation will continue.
As far as I can tell, our lease does not say anything about renewal, converting to month-to-month tenancy, or anything. It just says it ends July 31st. Our prior lease said the same thing.
If neither party renews but continues the arrangement, what does the law say about these circumstances? Specifically, if I found a place later in the fall, how much notice would I have to give my landlord? Similarly, if they wanted to end the tenancy, how much notice would they need?
I know you (mostly) aren’t lawyers, so if you’re able to point me to where I should seek this information, I’d appreciate it!
