[MD] What is my next step/what is my tenants rights in appliance replacements?
We've had a maintenance ticket open for a little over a month now, and it's been also over a month since a technician came out stating we need a new appliance. This is our dishwasher specifically, as I do know MD does consider that an optional fixture. Anytime you attempt to turn it on it shorts the breaker for the kitchen and has had still water this entire time as it does not drain.
It does state in our lease aggrement that fixtures are covered and it is listed on their website as an official fixture.
I've been hounding them the last couple weeks to get any update. I got an email reply a couple days ago admitting negligence as it was stated they have not answered the phones due to an "increase in tours" as well as "being understaffed... having one maintinence tech" for the entire 144 unit property.
We were scheduled to get one today within a specific hour long time frame, and we got no showed. At this point it could happen in another month or a year. We've had issues before with this complex in a similar manner, except last time it was mold and as soon as I mentioned the licenses division of our county being involved, they had it completely fixed in less than 24 hours after also a month of hounding. I do know our neighbor downstairs waiting an entire year for a new one. At this point it could happen tomorrow or it could happen in another couple months.
Is this something I can start looking into some kind of legal precedings for? If so what exactly? Or am I just completely at the complexes mercy right now?
