I have a luxury short-term rental investment property coming to market in a few weeks. Price point is 2.5million. With the seller I negotiated a reduced commission (1.5%) in exchange for the seller funding a marketing budget of $10,000. I am planning to use half of it for media production, which includes 6 ads. The media production also covers a investor roundtable discussion that I am hosting. The narrative of the roundtable is going to be about why luxury STR investment doing $300k+/yr will mirror, basically making the case of why an investment like this makes sense for people who value structure over prospecting, etc. The goal is to reach potential buyers, and also establish my brand in the higher price point. I've used companies like "Property Boost" etc. in the past, and plan to utilize some of those as well. Otherwise it will be a mix of google and FB/Insta ads. What would you do?
