Buying Older Condo In Burnaby CA

Hi! I am a first time home buyer. I've recently been looking at The Legends building in Oakmount Crescent in Burnaby Canada. I've honestly fallen in love with the area and even the building - but the age of it gives me pause.

It was built in 1996 and is not rain screened. It has a face-seal. It is also a wood frame building. However, the strata docs suggest that it is very well managed! No big levies or projects on the horizon either. Healthy contingency fund and strata fees. But I have heard so many scary stories about builds from the 90s being leaky condos!

According to their strata docs, they've had a roof replaced in 2014, and recently (last year?) they had their membrane inspected and did not find any reason for major repairs. Just caulking which is happening right now. There were some leaks and cracks in the parkade, that was also investigated and has already been resolved too. They also had the recirculation updated this year.

I still need to do the professional inspection, but would love to hear from any locals who are more experienced with the area and the building. What have your experiences been like with the area and the building (if you lived in it or knew someone who has), I also welcome any other general advice.
