Cross charge

We’ve been sale agreed on a house since December 2025. On 25 February 2026 our solicitor received email from vendors’ legal team that they have discovered a cross charge issue on the house and there might be a delay with obtaining the titles. Last update from vendors solicitor was on 22 June 2026 stating that: “My clients are using a third party to deal with the bank and I have to wait until they reach a deal.”

That’s about it for all that time. Nothing else

I’ve read online that some sellers may never genuinely intend to sell. They might be required to officially list the property because of debt or pressure from the bank, but use the listing as a way to buy more time while trying to raise the money elsewhere.

Thoughts please?

Thoughts on living in Belcamp (D17)?

Hi everyone!
We’re looking at buying an older house in Belcamp. For better or worse, that’s what’s within our budget.
I’d really appreciate reading from people who live in the area or know it well. I’ve read everything on Reddit about Darndale and the surrounding areas, but the posts are not really recent.

One of the main issues for us at the moment is the commute to/from work– about an hour and a half each way, every single day. If we moved to Belcamp, we’d cut that by roughly half, so that’s already a huge plus! Any other advantages of the area? 👌Or should we truly “avoid it like the plague” ? 😅🙌🏻

Thoughts on living in Belcamp (D17)?

Could you please share what it’s like living in the area? I’ve read pretty much everything on Reddit about Darndale (and the surrounding areas), but most of the posts aren’t very recent.

For context, I currently live in Blanchardstown and commute to work for about 1.5 hours each way, so Belcamp would be much more convenient.

Is it really as bad as people online make it out to be?

On the day of the viewing, the next-door neighbour came outside with her whole family just to see the interested buyers. Without even saying hello, she just said, “Don’t buy the house – the neighbours are nuts!” (Probably meaning herself but can’t be sure). Not sure if she was joking or wanted to piss us off. 😃😅

Context: We’ve been living in a not-so-great part of Blanchardstown, so we’re well used to dirt bikes, rude teenagers, xenophobic neighbours, the traveling community(who, we’ve always got on quite well with btw😃), a secret homeless centre (been threatened with a knife, but that’s another story), and all the other Dublin classics .

One of the main issues for us at the moment is the commute to/from work– about an hour and a half each way, every single day. If we moved to Belcamp, we’d cut that by roughly half, so that’s already a huge plus! Any other advantages of the area? 👌Or should we truly “avoid like the plague” ? 😅🙌🏻
