Secondhand home as a first time buyer

Hi all, I'm a single purchaser hoping to buy in Dublin but I will not be able to afford a new build. Fortunately the area I am from is....less desirable, so houses are more in my price range (but still not cheap). I will have to buy a secondhand home if I want to stay in Dublin, but I am not lucky enough to have a dad or family members who can help me out with any maintenance works or structural jobs, so wondering what kind of extra costs should I budget for?

As it is, buying a home will likely take everything i have financially, but then if it needs rewiring, plumbing works, mold correction, etc. (all stuff I can't move in without being fixed first, not the cosmetic things) then how much extra should I have put aside as a good amount to cover this? I know this is an arbitrary number without having specific issues in mind, but again I don't have a referral person in my life to ask. Looking for any advice going!
