Never been in this situation before. The AMC is refusing to relay a message to the lender and stating just go off the engagement letter, but the engagement letter doesn’t factor in the circumstances. for example, the engagement letter says if the property is a C5 or C6 to do the report as repaired to C4. But they also want a rental analysis and there are no comps that rent at a C4 in the market area the AMC’s review Appraiser said just do across-the-board adjustment for condition for the rental analysis but that puts me at doing an adjustment that I have no data to back me up.
