Cap Hill vs Highlands in your 30s?

My husband and I have been contemplating moving back to Colorado. I left when I was in my mid-20s and I know things have changed a lot in the past ten years. My family is in the foothills and my friends have relegated themselves to the burbs so they're extremely unhelpful. I'm kinda torn between Cap Hill and the Highlands (hell, or maybe even Sloan's Lake or Sunnyside) and I wanted to hear thoughts from folks who have lived there recently.

We'd be looking for a place that's at least 3 bedrooms, ideally 4, but not a requirement. We don't really care about townhouse vs SFH but EV charging is a requirement and a garage is a huge plus. I like having stuff to walk to (grocery, coffee shops, restaurants etc.). Husband will have to commute downtown twice a week; he takes the train now, but he's not above buses. Budget is approx. $900k - 1.1M.

Where would you look with these requirements? It looks like this achievable in all of the neighborhoods I mentioned. I think Sloan's Lake and Sunnyside are maybe too residential so Cap Hill and the Highlands are probably the real contenders. Have things changed in these areas since COVID that would shock my brain stuck in the 2010s that should make me rethink the areas to look in?

ETA: No kids, will never have kids.
