(NB) Landlord falsified dates on lease and used 2-year-old video for eviction. Need advice.

Location: New Brunswick

I’m in a high-stakes dispute with my landlord in Saint John, NB, and I’m looking for feedback on the legality of this situation.

The Evidence of Bad Faith:

  • Falsified Legal Document: On my signed lease agreement, the landlord falsified the date of the move-in walkthrough to make it look like a formal inspection happened when it didn’t.
  • Misleading Evidence: The landlord submitted a video to the Residential Tenancies Tribunal as "current" proof of the unit's condition. I have proof the video is actually a marketing clip from 2024 (pre-dating my tenancy) and doesn't reflect the current state.
  • Active Hazards: I have documented structural issues, including active water infiltration and paint bubbling/peeling directly over baseboard heaters. These are major safety hazards for my 3-year-old.
