Appraised value WELL BELOW contract. What are chances ROV will correct much?

The HCOL area has a variety of neighborhoods where values can vary in the span of 4 blocks, but my appraisal came in $120k below the contract price. Of course, the seller refused to lower price and I have appealed to the bank for a re-evaluation of value -- not yet granted.

What are the chances that an appraisal can correct itself and close such a huge gap? The selling agent claims the appraiser never registered entry into the property as basis for appeal, as well as 1 comp needing a total gut.
