Why most villa renovations in Dubai go wrong (even with a “good” contractor)

I’ve seen quite a few villa renovation projects in Dubai over the years, and honestly, the surprising part is how many of them run into serious issues even when the contractor initially looks solid.

It’s rarely the design that causes problems. It’s everything around it.

Things like:
– Poor sequencing between trades (MEP, joinery, civil all clashing)
– Delays from approvals that weren’t planned properly
– Budgets that start one place and quietly grow due to variations
– Materials that look great on paper but don’t hold up in Dubai conditions

A lot of projects look amazing in photos at the end, but the process behind them is usually where the real pain happens.

Out of curiosity, for those who’ve renovated villas here, what was the biggest challenge you faced during the process?
