My house is falling apart & I don’t even know where to start.

Well, I know I need to get a Structual Enginner to come out & do a full report but I was hoping to get some insight from all the smarties on Reddit.

I know I have foundation issues, I know I need new plumbing (now or soon). I have a huge oak tree outside my house that is cutting into pipes/foundation.

But my main question for y’all is….

Is this wall structural damage due to the brick wall & poor drainage due the turf my neighbor installed (zero lot line)

We went through a lawsuit 5+ years ago, we won the lawsuit but I’m concerned my neighbor did not repair properly & is still causing damage because the brick wall is deteriorating due to water?

I’m not sure if this is something I would involve my insurance with or if I am on my own with this?

Any advice, suggestions, knowledge is VERY much appreciated!!
