Oviedo Market Updates & Trends 21 May 2026

Dropped our latest Oviedo market update. Covers current pricing, what went under contract this week, and what the trends have been doing in this market over time.

Oviedo gets talked about a lot for the schools and proximity to UCF, but there is another side to this community that does not come up as often in real estate conversations. We get into it today along with what the numbers are telling buyers and sellers right now.

If you have been watching Oviedo or comparing it to other Seminole County options, the context in this one might be useful. Happy to answer questions in the comments.

Winter Springs Market Updates & Trends 20 May 2026

Most people know Winter Springs as a well-established Seminole County suburb. Fewer know that the name Tuskawilla has been on this land since the 1860s, before the city was incorporated, before it was called North Orlando, before it was called anything else on an official map. It is one of the oldest surviving place names in the county, and it still anchors one of the most recognized addresses in the city today.

This week's update covers where list and closing prices currently stand in Winter Springs, what the weekly activity numbers reveal about buyer and seller momentum, and how the current numbers fit into the longer pattern we have been watching in this market.

If you have questions about the update or anything Winter Springs-related, feel free to drop them in the comments.

Winter Park Market Updates & Trends 19 May 2026

Dropped a market update for Winter Park today covering current list and closing prices, what happened in the market this past week, and the trends we have been watching over time.

One thing worth knowing about Winter Park before you dive in: the city has been home to one of the oldest Bach festivals in the United States since 1935. Nearly 90 years of annual performances at Rollins College. For a place often described just as a nice suburb near Orlando, that kind of cultural consistency says something deeper about the community, and it connects to how the real estate market here behaves.

If you are researching Winter Park as a potential place to live, or you are already a local keeping an eye on the market, the video covers what is actually happening right now and what the patterns over time suggest.

Happy to answer questions in the comments.

Altamonte Springs Market Update & Trends 15 May 2026

Dropped a new market update for Altamonte Springs today if anyone has been watching this community.

Something that came up while putting this together that I did not expect to go this deep on: the resort history. Boston investors came down in 1882 and deliberately built what they called "Little Boston" right along Lake Orienta, complete with a 150-room hotel and horse-drawn trams running guests to the railroad station. The community was literally designed as a destination from day one. It ran every winter season for 70 years before a fire took the hotel in 1953.

The reason it matters for today's market is that the instinct that built this place has not really gone away. Buyers are still choosing Altamonte Springs on purpose, and this week's numbers show what that looks like in real terms.

Happy to answer questions about the Altamonte Springs market or Central Florida in general if anyone has them.

Longwood Market Update & Trends 12 May 2026

Longwood is one of those communities that tends to fly under the radar in broader Central Florida conversations, but the people who know it tend to feel pretty strongly about it. The access to the Wekiva River corridor alone puts it in a different category than most of Seminole County.

Dropped a full market update today. If you have been watching this area or trying to get a read on where things are headed, it is worth a few minutes of your time. Something is shifting in this market right now and it affects both sides of the table.

Happy to answer questions in the comments.

Casselberry, Florida Market Update & Trends | May 11, 2026

Casselberry does not get talked about as much as some of its neighbors, which honestly makes it one of the more interesting markets to follow in Seminole County right now.

The community built itself around its natural features rather than clearing them for development, and that decision shows up in the way residents feel about the place and the way the market behaves over time. More than thirty lakes across just over six square miles. Green space woven into residential streets. A neighborhood identity that newer communities in Central Florida are still trying to figure out how to replicate.

What is happening on the activity side right now is worth a look if you are following this market. Inventory movement and contract activity this week tell a different story than what we have been seeing over the past couple of months, and the Deborah Morris Home Team breaks it all down in today's update.

Happy to answer questions if anyone is researching this area or thinking through a move to or from Casselberry.

Dropped a new Today's Market Minute covering Osteen, Florida. Worth a look if you follow Volusia County or Central Florida's rural corridor.

Quick context for anyone not familiar with Osteen: it is an unincorporated community in Volusia County where the cattle operation that defined this town once covered 10,000 acres. Volusia County preserved the original buildings when that era ended, and that same rural character shapes what the real estate market here looks and feels like today. Larger lots, no typical HOA structure, genuine acreage available at price points that are hard to find this close to the metro.

This week's update covers median list, average list, median and average closing prices, plus new listings, contracts, and closings. We also pull from our full tracking history on Osteen to give directional context, not just a weekly snapshot.

Happy to answer questions about Osteen or Volusia County's rural markets in the comments.

Took a detailed look at DeBary's real estate market this week and the activity numbers genuinely surprised me. Prices have moved from where they were a while back, but the volume of closings this week tells a different story than you might expect. There is also something about what DeBary actually has inside its city limits that most people living in Central Florida have no idea about. The full breakdown is in the video if you want to dig into the numbers.

DeLand has been one of the more interesting markets to follow in Central Florida. It has Stetson University anchoring the community, a legitimate historic downtown, and price behavior that has stayed unusually steady compared to surrounding areas. This week something shifted on the activity side in a way that is worth paying attention to if you are watching Volusia County. Dropped a full breakdown in our weekly Market Minute for anyone tracking this area.

Happy to answer questions in the comments.

Dropped this week's Deltona market update for anyone following what is happening in Volusia County right now. The name origin of the city actually ties directly into why this market is positioned the way it is, which makes for a more interesting watch than a straight numbers breakdown. Curious what others are seeing on the ground there.

Just posted our latest market breakdown for Mount Dora. If you've never been, it's one of those Florida towns that genuinely doesn't feel like Florida. Victorian architecture, rolling hills, spring-fed lakes, and a downtown that looks like it belongs somewhere in New England. People call it the New England of the South, and once you see it you understand why.

It also runs more than 30 festivals a year, including one of the most popular Christmas festivals in Central Florida.

The market there has been shifting in some interesting ways lately. Covered current pricing, weekly activity, and what the trend looks like for buyers and sellers right now. Worth a look if Mount Dora is on your radar.

Dropped a new market update for Leesburg today. If you have been watching this city or thinking about it at all, there is a specific dynamic in the current numbers worth understanding before you make any decisions.

The relationship between list prices and what homes are actually closing at has shifted in a way that changes the conversation for both buyers and sellers. Today's video walks through what that looks like and what it means in practical terms.

Happy to answer questions here if you have them.
