I have an apartment and trying to sell and took almost one or more packages in each of these platforms either directly or indirectly.

Here is my take.

Prepaid vs postpaid

Except 99acres all the other platforms sell postpaid packages where they won't charge u in the beginning but at the end they charge 1.9 to 3 percent of the brokerage they hate that word but that's what it is.

Prepaid packages start from 10k to 45k. Depends on the platform.

SETTLIN:

On boarding simple they send u a form.over an email say agreed and ur in business.

Now to their credit settlin came to our house evaluated the price on their own and gave me a number which I was not comforwith but still agreed to the amount.

Response: they have a small team and not that many visits are done and they handle followup very well.

Nobroker:

Onboarding is simple email and fill the form or send an email as agreed to the terms

Nobroker tried to sell their prepaid plans first I refused by saying you can charge me more but until the property is sold I will not pay the amount I don't have any problem as I am living in the same apartment and Don't have to worry about the loss of rent or capital. They called me with a new proposal 2% after the sale is done. The evaluation was not done they just agreed to the quoted price.

Response: better than settlin but the buyers are not that interested in buying they just visited because the price was low

Alldoors:

Alldoors they were canvas home earlier but recently changed their name

Onboarding is quite confusing and despite repeated requests they schedule one call randomly and there is no update after that.

. They have a strong WhatsApp group network that's how I came to know about them and the guy who manages constantly shares the update and opinions on ongoing projects. One of the representatives called after constant request for me to schedule a call. The sales team gave me an impression Tha this will not be sold until the premium package is taken prepaid.

At some point he has to pay for the content management team and he would be the one in loss even after taking this money. The audacity to charge the money and not take any responsibility I told him I took prepaid packages before and for 3 months this is not going to change anything if you want u can charge me more after the property is sold but I am not going to pay the money before. Then he said he will pass this on to his manager and I know they won't call me again.

Response. 0 calls till now

99 acres :

They offer only prepaid packages 3 months 6 months u can negotiate additional months for the same package.

Response : I got several spam and scam calls from them only one genuine buyer visited

Resale market and the solutions around are for now not streamlined but there are these options if someone is trying to sell their apartment but do it under their own discretion.

While there were many offers put before me some were incredibly low I didn't accept because either buyer didn't seem very serious about buying or put a low ball offers where I have to take loss on home loans.

Let me know if anyone has tried different solutions and worked for them.
