[Landlord US-TX] water softener issue
My tenant has been renting from me for a 2 and a half years and did not upkeep the water softener system installed. The unit itself does not work now due to running without salt and majority of my faucets and fixtures have build up on it. The system was 5k and in our lease agreement it speaks about upkeep of the unit.
My tenant will be moving out soon and upon inspection and walkthrough of the unit, I realized the unit is not functioning. I had a technician come in to try to mitigate the issue and they said because the system has been running without salt there is long term resin bead damage of the system and it would need to be replaced. Should I charge my tenant this damage or just take it as a loss?
He’s been a horrible tenant and I’m just glad to be rid of him.
